After 3 miles turn left onto the B4224 signed to Fownhope. After 5 miles continue on the minor road through Fownhope to the western entrance to lot 1 at point A on the sale plan. This is just past Morney Cross. The wood adjoins the B4224 a short distance past this point. The southern entrance serving lots 1 and 2 is at point E on the sale plan. Please note that 4-wheel drive vehicles will be needed to drive any of the internal tracks, including the recently stoned lorry access route from point A into lot 1. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are included in the sales. They are not let. MINERAL RIGHTS These are owned and included in the sales except as reserved by statute. FENCING There are no contractual fencing liabilities. The adjoining landowner is responsible for fencing the southern boundary of compartment 3. This is shown with an outward facing T mark on the sale plan. ACCESS Fownhope Park Wood (lot 1) is sold with the benefit of access over the routes shown with the broken brown lines and marked A and B on the sale plan. The access at point A was stoned by the current owner in In addition the wood has a right of way over the track marked JHG. The routes at B and JHG are for all purposes including the extraction of timber over a route to a maximum width of 15 feet subject to making good any damage caused. There is also a short right of way, marked E on the sale plan, from the public road to the track to compartment 3. This route is for all purposes connected with the use and enjoyment of the woodland subject to contributing a fair proportion of the cost of maintenance. The track to compartment 3 is owned by the vendors. Lot 1 is sold subject to a 15 feet wide right of way for all purposes in favour of lot 2 over the route marked EFG. The owner of lot 2 has the right to upgrade the route to a maximum width of 15 feet plus the installation of any ditches or culverts. The property is sold subject to a right of way over the track to compartment 3 in favour of the adjoining woodland owners. Cherry Hill Wood (lot 2) is sold with the benefit of a 15 Feet wide right of way for all purposes over the routes marked EFG. In addition it has rights of way over the routes shown with broken brown lines and marked B, C and D. Lot 2 has the right to stack timber at point K subject to making good any damage caused.

Route D is for all purposes including timber extraction over a route 12 feet wide with maintenance according to user. Lot 2 is sold subject to 15 feet wide rights of way for all purposes including the extraction of timber over the route JHG subject to making good any damage in favour of lot 1. RIGHTS AND EASEMENTS The woodlands are sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements. WAYLEAVES The woodlands are sold subject to all existing wayleaves and purchasers will be deemed to have satisfied themselves as to the routes thereof. PLANS AND AREAS These are based on the Ordnance Survey and are for reference only. The purchaser shall be deemed to have satisfied himself as to their accuracy and any error or misstatement shall not annul the sale or entitle any party to compensation in respect thereof. TENURE AND POSSESSION Freehold. Vacant possession will be given on completion. METHOD OF SALE The Fownhope Park Woodlands are offered for sale by Private Treaty as a whole or in two lots. Please contact our Haddenham office on Most woods are a rich mixture of stand types which are believed to be similar in composition to the original natural woods of the Valley. These woods lie in a matrix of unimproved grassland and other semi-natural habitats which, together with the woods, make the Wye Valley one of the most diverse, rich and attractive areas in southern Britain. The Fownhope Park Woodlands are classified as Ancient woodland - Semi-natural (AWSN) or Plantation on an Ancient Woodland Site (PAWS) - a designation indicating this is an old woodland site dating back to at least 1600 AD. LOT 1: FOWNHOPE PARK WOOD 42.9 hectares / acres The northern-most section of Fownhope Park Wood contains a rich mixture of species including Douglas fir,, Scots pine, Norway spruce and native broadleaves. This section of the wood is suitable for those looking for a solid commercial investment although the structure of the wood does lend itself to more conservation focused future management. Soil and climatic conditions are near perfect for the tree species present on site and high growth rates can be expected assuming management techniques allow. Topographically the wood is equally interesting. The combination of wide plateaus and sharp banks give the woodland a multiroom feel which will allow an owner to treat each part of the wood in a completely different way if desired. This will be particularly useful if the new owner plans to diversify the woodland structure. DESCRIPTION Hereford is without doubt one of the top five English counties renowned for the quality of its woods. Soils derived from Devonian Old Red sandstone and a subtle combination of rainfall, shelter and summer temperature have an almost mystical effect on the growth of Douglas fir and oak in particular. The county has a reputation and the Fownhope Park Woodlands uphold it handsomely. The present owner has taken thinnings out on to the B4224 via the accesses at points A and E on the sale plan, forwarding timber out to the hardstanding area and loading lorries for dispatch to English and Welsh markets. Harvesting within the wood has usually been done in the summer. The woodlands of the lower Wye Valley form one of the most important areas for woodland conservation in Britain, comparable with the oceanic oak woods of western Britain. Semi-natural woodland is abundant in the area and virtually continuous along the gorge.

5 THE FOWNHOPE PARK WOODLANDS Access to the woodland is easiest from two locations, points A and E on the sale plan. Both of these accesses have been used recently to extract timber. Internally there is a network of unsurfaced rides which offer summertime extraction access suitable for most modern harvesting machinery. Over the years these have been used to great effect to thin most of the woodland. Nearly all of the crops are thinned up to date and as a result we can expect the crops to develop for a few more years at which point further harvesting will be possible. STOCKING SCHEDULE Cpt. This area is mainly dominated by ash and sessile oak with abundant yew and cherry in certain areas. On the steeper lower slopes of Cherry Hill encampment, wych elm becomes more abundant. Spurge laurel, wild service tree and wayfaring tree are amongst the more notable species in the shrub layer of these woods. Lot 2 has the right to stack timber at point K on the sale plan subject to making good any damage caused. On the western slopes of compartments 5 and 6 there is an area of dense scrub and secondary woodland dominated by hawthorn, field maple and ash. The ground vegetation is also extremely rich and diverse. Notable are abundant colonies of Iris (Iris foetidissima) and Hellebore (helleborus foetidus). Common twayblade (listera ovate) and Bee orchid (Ophrys apifera) also occur. The Earthwork remains of an Iron Age hill fort known as Cherry Hill Camp is situated in compartments 4 and 5 and is a Scheduled Ancient Monument.
