Roosters Copse near Rye, East Sussex acres of broadleaf and conifer woodland for 28,000 (freehold) A combination of ancient hardwood coppice and red cedar plantation, situated in scenic rural East Sussex with good access.

2 Description Roosters Copse is surrounded on three sides by open meadows, with fantastic views southeast over the High Weald landscape of Tillingham Valley. Conveniently located, set back some 100 metres from Udimore road and four miles west of Rye, East Sussex. There is a good hard track leading to the woodland s edge. It encompasses the eastern corner of a larger ancient woodland site, which was replanted primarily with conifer around 40 years ago. Indeed, to the west of Roosters Copse is a strip of red cedar interspersed with broadleaf species. This offers shelter and a real sense of privacy to the remaining wood, which gently slopes to a significant area of mature sweet chestnut and hornbeam coppice with mixed broadleaf. The external boundaries between the fields and wood are made up of primarily beech and holly. Within the woodland is also birch, hazel and oak. Some of these oaks have excellent clean stems and with appropriate future management, could be grown on to become fine specimens. Overall the woodland is free draining, with fertile clay/sandstone soils. There is a small gulley extending towards the northwest boundary. Having not been coppiced for some time, the ground flora is composed primarily of ferns and fungi species, with bluebells in spring. Should one choose to re-coppice, a diverse wildflower flora would soon establish in the rich ancient woodland soils. The diverse bird population known to the area includes turtle doves and a resident tawny owl. If It Were Mine: Roosters Copse could well be coppiced, thus providing useful timber and in turn enriching the wildflower and butterfly population. I would consider lightly thinning the red cedar to the west. It is a delightful woodland with lots of interesting features, ideal for the occasional camping expedition. You are extremely unlikely to get residential planning permission for this woodland. Directions & Access From Rye Town take the B2089 otherwise known as Udimore road heading west. After approximately 4 miles, passing the villages of Cock Marling and Udimore you will see the Kings Head on your right. In approximately 300 metres you will see our for sale sign on your right. Shortly after is a track with an unlocked wooden gate on the right (point A on the plan below). Continue along the track, after 200 metres bear left at the turning (point B). Continue for approximately 130 metres, where you will see a turning area and our for sale sign. Please park here being careful not to obstruct the track. Roosters Copse is ahead. 3 Boundaries The northern, southern and eastern boundary is marked by the agricultural fence between the woodland and the field. The western boundary is marked by trees with yellow paint.
