4 Location: Approximately 45 miles from downtown Austin, 100 miles from San Antonio and 125 miles from downtown Houston, this ranch is an easy drive from these metros. Airport access for private plane travel is approximately 4.5 miles from the gate at the Smithville Municipal Airport (4,000 asphalt runway). Austin-Bergstrom International is approximately 40 miles north. Habitat: The Lost Pines region is a small jewel within the Post Oak Savanah where an isolated pine forest is believed to date back to the Ice Age. Mature loblolly pines are thick in areas, and mixed with post oaks, blackjack oaks, elm, hickory and cottonwood in others. Underbrush is diverse and includes browse such as American Beauty Berry, sawtooth greenbriar, yaupon, polk salad, and Virginia Creeper along with many other species. The ranch escaped the fires of Gravelly Creek runs through the northeast portion of the ranch for over a half-mile. This seasonal creek contains several deep, spring-fed holes that have never been known to go dry. levation rises to the east of this creek basin by over 100 on this ranch, creating tremendous views and excellent homesites. The numerous draws that run from this ridge to the creek create lots of roll, and plenty of opportunities for additional water features. There are grassy areas in the flats along the creek with switchgrass, sideoats gramma, little bluestem, and some native Bermuda among the more prevalent species. The higher elevations of the ranch are dge gravelly fine sandy loam soils (+ 65% of the ranch), with the balance various fine sandy loams, per USDA data. Wildlife: Game on the ranch includes deer, turkey, dove, and hogs, along with various varmints. The lake and tanks are known to hold good numbers of ducks in the winter. This ranch has been only very lightly hunted by the owner s family for many years. Water: Gravelly Creek features several deep, spring-fed holes that hold water year round and have never been known to go dry. These holes are home to bass, perch, and catfish, and are excellent swimming areas with fairly clear water. One, known as Harrison Water Hole, was used by early settlers as a watering spot for wagon trains. There are two manmade water features on the ranch. A deep lake (estimated at 35 in the pit) is approximately 1.25 surface acres and is stocked with bass, while a smaller tank (also stocked) provides a water source on the far north end of the property. Private water company Aqua Water Supply Corporation has existing service adjacent to the southeast corner of the property. Minerals: At the time of this writing, the ranch is not leased and there is no production. This offering and asking price are surface only. Mountain Biking: Since 1993, this property and adjoining acreage have been operated as fee entry mountain biker s paradise, and has been written up in Texas Monthly and Texas Highways. While there are miles of trails through the woods, the impact on the wilderness is low, and these same trails are a great way to hike and hunt this property. Keeping this source of revenue would also be an option for new owners. Gravel: Another potential source of income from the property is select mining of gravel deposits. A small area of the ranch (+6 acres) is actively being mined on a pay-by-load basis. This lease is terminable, or could continue with new ownership. History: Seven generations of the current owner s family have enjoyed the beauty of this ranch, dating back to History buffs can look for artifacts in one of the meadows near Harrison Water Hole an area used as a drill field for Confederate soldiers during the Civil War.
