The property is set back from the village and the public road in a very secluded position, surrounded by neighbouring private woodland. Carrbridge, which is famous for its 18th Century Packhorse Bridge crossing the River Dulnain, has something for everyone. Outdoor activities include the Landmark forest theme park, extensive cycling tracks and, of course, the winter sports on offer in The Cairngorms. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 36, Grid Reference NH ACCESS Access can be taken via the A938, north from Carrbidge, or by coming off the A9 on to the A938, heading south, to reach the gated entrance to the forest shown at point A1. A servitude right of access, marked A1-A2-A3 and A2-A5 on the sale plan, shows the route has been used since the property was acquired in 1973 for management purposes and, recently, timber extraction. A new loading bay/turning area has been constructed to accommodate timber extraction along these routes to point A1, the timber then being despatched to various, long-established timber markets in the north. These routes could be improved for use as permanent access tracks or left as they are. DESCRIPTION Tom Mor was planted between 1952 and 1974 with mainly Scots pine, Lodgepole pine and larch, with some more recent areas of scattered mixed native broadleaves. The soils range from a peaty podzol to areas of deeper peat, which have been left unplanted and are now an interesting feature of the forest. Thinning within the northern half of the property took place during 2011 and further thinning is possible, particularly in the south-eastern section of the property where there is the potential to produce good quality timber for the market. Felling took place during 2013/14 under licence, removing approximately 30 hectares of, mostly, wind-damaged Lodgepole pine. Three separate areas have still to be replanted with 25.2 hectares of Scots pine and 1.8 hectares of native broadleaves, leaving 3.0 hectares of scattered open ground. The northern half, and parts of the eastern section of the woodland, is more reminiscent of a traditional Caledonian Pine Forest, with significant potential for ongoing conservation and habitat management for the existing population of Capercaillie, Crested Tit and Wood Ants, which thrive within the forest. This is reflected in the classification as Caledonian Native Pine Woodland. Parts of the forest are also classified as PAWS (Plantations on Ancient Woodland Sites). 3 SPORTING RIGHTS The sporting rights are included. In the past they have been let on an annual basis for Red and Roe deer stalking. The layout of open unplanted areas, rides and open pine forest, creates ideal stalking conditions. BOUNDARIES The eastern boundary is the medium filum of the Allt Bog nan Gabhar Burn. This is a tumbling mass of pools and small waterfalls in a classic pine wood setting. Where fences exist, maintenance to a stock-proof standard is shared with neighbouring proprietors. Where no fences exist (e.g. the southern and western boundaries, with the adjoining Baddengorm Woods) either forest owner may erect fences, which would then be jointly maintained. MINERAL RIGHTS Mineral rights are included except as reserved as Statute or in terms of the Titles. WAYLEAVES & THIRD PARTY RIGHTS An overhead electricity wayleave runs along the south-western boundary of the property and a discrete long-established footpath follows the old track through part of the south-eastern section of the woodland. Tom Mor Forest will be sold with the benefit of, and subject to, all existing rights and burdens with the Titles. DESIGNATIONS Tom Mor lies within The Cairngorms National Park. Parts of the woodland are classified as Native Caledonian Pine Woodland and PAWS (Plantations on Ancient Woodland Sites). WOODLAND GRANTS There is an obligation on the purchaser to fulfil the replanting conditions of Felling Licence CB (27 hectares) by the 30 June A copy of the Felling Licence is available from the Selling Agents upon request. Management work to improve the habitat for Capercaillie, Crested Tit and Wood Ant colonies has been supported under previous grant schemes. This work included thinning, establishment of native broadleaves and the upkeep of paths and rides and ongoing support for such conservation work is likely.
