The area has excellent transport links with the M80 and M876 motorways, passing to the north of the property and providing swift access to timber markets in the region. The forest is surrounded by agricultural land and mixed woodland and has northerly views of the Kilsyth Hills. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 65, Grid Reference NS ACCESS From the south, travel north-east on the M80 turning off at junction 6 on to the B816 and continuing on to the village of Allandale. Once in the village, turn right where signposted Burnhouse Lochan Fishery and pass beneath the rail line. Continue south up Lochgreen Road for approximately 2.5 miles to reach the forest entrance on the right, shown at point A1 on the sale plan. The forest access road drops down into the forest and along to point A2, which has been improved and used for timber haulage. All timber has to be transported east from the forest entrance via Falkirk to avoid the low bridges to the north. Two access tracks link with the internal forest road, providing four wheel drive access to the north and south of the property for ease of management. Timber has been extracted from both areas using these tracks and the public road. DESCRIPTION The forest, which was established in various stages from 1966 to 1991, incorporates some attractive mature mixed broadleaves growing on the ridge within the woodland. A Forest Management Plan has been produced by the managers, setting out plans for phased felling and replanting between 2012 and This is available upon request from the Selling Agents. The first phase of felling was completed in 2012 and then replanted with improved Sitka spruce and some mixed broadleaves, which have established well on the fertile mineral soils. Phase two is expected between 2017 and 2021, followed by three further phases. The crops are un-thinned and will produce a good income stream; and, the replanting of high yielding Sitka spruce will provide timber for the longer term. Some Ancient Semi-Natural Broadleaved Woodland remnants also exist, particularly around the central ridge, which is a lovely feature and provides excellent views over the forest to the Kilsyth Hills. A quarry has been established on its edge, providing an excellent source of road making stone and a useful storage area. The current breakdown of planting year and species is set out below. SPORTING RIGHTS The sporting rights are included with the freehold and are currently let on an annual sporting licence at 786 plus VAT/annum until 31st March The cull of Roe deer, averaging 6 bucks and 7 does per annum, is undertaken to protect the replanted areas. There is also rough shooting of game and potential to create a small pond on an area of wetland for habitat and flighting. BOUNDARIES The boundaries are stock-fenced and are to be maintained at joint equal expense with the neighbouring proprietors. A small area of mixed broadleaves, shown hatched, measuring 2.09 hectares is included, although without Title indemnity.

3 MINERAL RIGHTS The mineral rights have been reserved subject to compensation provisions. The forest owner retains the right to excavate surface rock, which can be used for road building purposes. WAYLEAVES & THIRD PARTY RIGHTS An underground gas pipeline passes through the forest alongside an access track, between points G1-G2. A private underground water pipeline serving Badominie Farm also passes through the central section of the forest. Reinforced crossing points have been created for timber extraction from the north of the property to the forest road next to the quarry. An overhead low voltage electricity line passes through part of the very northern section of the forest. A public Right of Way passes through the property from east to west, along the forest road and track that dissects the forest; and, towards Allandale. The property will be sold with the benefit of, and subject to, all existing rights and burdens with the Titles. WOODLAND GRANTS The areas felled in 2012 have been replanted under a SRDP Contract and all grant income has been paid.
