5 LOCATION Kirkconnell Forest lies 1.5 miles to the north of Ringford and the A75 in Dumfries & Galloway in South West Scotland. The forest wraps around the gently undulating slopes of the Towers of Kirkconnell, providing wonderful views south to the Solway Firth and beyond. The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 84, Grid Reference NX , which identifies the access off the public road. ACCESS If approaching the area from Dumfries, follow the A75 west until reaching the turn off for Ringford. Turn off on to the A762 and head north through Ringford. Approximately 1.5 miles from Ringford, pass a sign for Waterside and just beyond is the shared access that leads up to Kirkconnell Forest, shown at point A1 on the sale plan. Cross over the bridge and bear left through a farm gate and continue along the access track, which wends its way up to the forest entrance gate via point A2 to point A3. This track was recently improved for timber extraction using an abundant supply of stone from a quarry within the forest. The internal forest access ring road was also improved and provides excellent access. Maintenance of the access track between points A1 A2 is shared with the neighbouring landowner, with maintenance according to user. The forest owner is also responsible for carrying out a bridge inspection survey prior to and following any harvesting operations; and, to monitor the condition of the bridge. Maintenance of the access track between points A2 A3 is the sole responsibility of the forest owner. DESCRIPTION Kirkconnell Forest was planted between 1984 and 1986 with predominantly Sitka spruce and, to a lesser extent, Japanese larch and Douglas fir. The standing timber crop has a significant volume of timber maturing on the fertile, free draining mineral soils and further felling can be anticipated shortly. Felling of approximately hectares of Sitka spruce, larch and Douglas fir took place in 2016 to generate revenue. This was followed by more recent felling of approximately hectares of mainly Japanese larch, which was affected by Phytopthora Ramorum. This area was located in the centre of the forest and there still remain two small areas of larch within the standing spruce, which could be felled or left until the surrounding crop is ready to be felled. Replanting followed both felling operations in 2016 and spring of this year (2018) with planting of mainly genetically improved (high- yielding) Sitka spruce and a proportion of Norway spruce, Douglas fir, Scots pine and broadleaves. The forest benefits from a climate well suited to Sitka spruce. With a well-established timber market in this region, the forest owner is able to maximise both timber volume production as well as achieving high timber prices. Please be aware that the area quoted in the Title amounts to hectares, whereas the digitised measurement is hectares. SPORTING RIGHTS The sporting rights were reserved by the previous landowner (now tenant) by way of a long lease when the land was sold for establishment of the forest. However, the forest owner reserves the right to control all vermin or game that cause damage and are a nuisance to forestry activities. The tenant is also responsible for payment of any sporting rates and to free and relieve the landlord of any liability arising from the tenant s sporting activities. Both Red and Roe deer can be found within the forest. There is an attractive pond located in the southern half of the forest (which could provide some amenity duck flighting) creating some interesting habitat for wildlife. BOUNDARIES The boundary is stock fenced with maintenance shared to a stock proof standard between the forest owner and the neighbouring proprietors. WOODLAND GRANTS The previous felling was carried out under Licence (FLA00867 & FLA01791). All replanting has now been completed without grant aid. The purchaser will only be expected to take on the original Felling Licence obligations to ensure establishment of the young crop is achieved. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands.
