2 Description Lindridge Wood lies at the end of a private forest track in a beautiful South Devon landscape sandwiched between arable fields and combe grassland. It is accessed by a quintessential Devon lane almost unvisited by outsiders and yet it is just 15 minutes from the end of the M5 at Exeter. The quiet estuary village of Bishopsteignton is two miles to the southeast and the seaside resort of Teignmouth is a mile further on. Lindridge Wood is a plantation on an ancient woodland site suggesting at least 400 years of continuous woodland cover. This designation is confirmed by the rich ground flora that only uncultivated centuries can foster. The wood is essentially of two parts with the forest track as the divide. The ground to the northwest is a bank of broadleaves that falls away to an attractive valley of grassland framed by other woods and hedgerows. The tree cover here is a mix of species and ages with maturing oak, ash and sycamore dominating. Scattered among this matrix are small numbers of other species including elm, beech, cherry, sweet chestnut and a lone walnut. The lower field-edge supports some wonderful gnarled ancient beech and oak stems. Above the track the terrain is more gently sloping or level, and is principally populated by an excellent stand of production-phase Douglas fir, peppered with a few hardwoods. The careful silviculture exercised by the current owners is very evident in the stand quality and this is also reflected in the high prices recently achieved for individual standing stems. The woodland floor beneath the Douglas fir is generally clean, easily walked and punctuated by occasional woody shrubs. In contrast, the hardwood areas support a variety of vigorous young regenerated saplings mixed in with elder, hawthorn and the occasional holly. The ground flora across the property is very rich with bluebells, dog s mercury, wood sorrel, ferns, wood anemone, wild garlic, primroses and violets to name but a few. A thinning licence is in place and the conifer stands will continue to provide sawlogs for which there is currently a healthy market from the local sawmill. The hardwoods have also been managed to feed a small but thriving firewood business, and the new owner can expect a healthy stream of logs for the hearth or campfire. Needless to say this rich and varied habitat supports a wide variety of fauna. Woodland songbirds abound. On our visit we also noted ravens, roe deer and buzzards as well as the tell-tale signs of badgers and foxes. Other residents include woodpeckers (green and lesser-spotted), tawny owls and goldcrests. The elusive glow-worm has even been seen on a warm summer s night. There is a stone track leading all the way to the property which is readily negotiated by cars with reasonable clearance. There is a soft track leading off this which could be developed to enhance access to the lower wood. This very private property offers an incoming owner a wide range of attributes from quiet recreation to active management of some quality stands of timber. Directions & Access From the end of the M5 continue southwest following the A38 and then the A380, exiting at Kingsteignton onto the B3195. Continue to the centre of the village and then turn left at the traffic lights into Longford lane. Continue for 500m and then turn left at a mini roundabout onto Humber Lane. Continue up the hill out of the village to the bridge over the A380 dual carriageway. From this bridge continue northeast for 0.8 miles until you see a metal gate on your left

3 side with a wooden sign Kingswood and a Red Rock Forestry management sign (point A on the plan). Please park your car in a lay-by and climb this locked gate into the wood to continue on foot. Follow the main woodland track down to the right then gently up and on for a total of about 800 metres, at which point you should see orange-topped posts to either side of the track. Boundaries The west, north and southeast boundaries (CDEFG) are defined by the ancient bunded hedge adjacent to the fields.
