Directions From Aberdeen head west on the A93 North Deeside Road to Milltimber. Cross the Milltimber Bridge on the B979 and turn right. Take the second left, signed B979 Stonehaven. Follow this road for 4 miles and turn right at the signpost for Ambleside B&B. Follow the side road for 1.4 miles, around a series of bends, and continue past Ambleside B&B. East Neuk is 300 metres further, straight on at the next junction. From the south, from the A90 at Stonehaven, take the B979 for Peterculter. Follow this road for 4.5 miles to Netherley. Turn left at the signpost for Ambleside B&B. Follow the side road as above. Situation East Neuk is in a quiet rural area on the slopes of the Hill of Montsnaught. Aberdeen provides a full range of cultural, leisure, retail and educational opportunities befitting one of Scotland s major cities. Local services are available in Stonehaven where there are also leisure amenities, the harbour and train station. Primary schooling is at Lairhillock, 3 miles away, and secondary schooling is available at Mackie Academy in Stonehaven or privately in Aberdeen.

5 Lot hectares ( acres) The land is a mix of arable/pasture and hill ground. Towards the south of the property, there are good sized ploughable arable fields, currently cropped in grass. Around the perimeter of the hill, there are additional grazing fields, some of which have previously been ploughed. The arable and pasture land is classified Grade 3/2 and Grade 4, mostly rising gently from an elevation of 175 metres. A little over half of the hill has been planted (as indicated on the plan). The woodland consists of Sitka spruce, mixed broadleaves and open ground. Planting was undertaken between 2010 and 2014 and the woodlands are becoming well established. The remainder of the hill ground is heather and rough grazing. Beside the Burn of Monquich, there is a small pond fringed with broadleaved tree planting. 6 Services There are mains fed water troughs in Fields 12 (Lot 1) and 9 (Lot 2). Access There is a right of access to the house over the private roadway hatched brown on the plan. West from the end of the public road at Borrowfield, the access track leading to the hill is owned and runs along to the south-west corner of Field 6.
