1 WOODS 4 SALE Phone: UK Woodland & Woods For Sale: Specialising in the Sales of Small Woodlands in England, Scotland and Wales for Recreation, Wildlife Conservation and Investment. Milk Wood, Markyate, Hertfordshire, 6.10 acres of mature broadleaf woodland. 67,000 (freehold) Mature broadleaf woodland with a huge range of tree species including some very large canopy specimens. Just outside the little village of Markyate, near Luton and the M1.

2 Description Milk Wood is one of the most diverse broadleaf woodlands that our forester has seen for a long time. The wide range of tree species gives the woodland a different feel every few yards you walk. Trees include some massive Turkey oaks, cherry, horse chestnut, English oak, ash, beech (both huge mature canopy specimens and younger regeneration), willow, hazel, larch, a few large veteran Scots pine, hawthorn and field maple. The property is accessed off a quiet country lane, through a gateway that serves this and the adjacent woodland. As you walk into the woodland you are immediately greeted by a few huge Turkey oaks. Beyond these you will next come to a larger group of mature canopy beech trees. The nature of a beech canopy is such that it does not allow much penetration of light and therefore the forest floor is virtually bare under these large specimens. The woodland floor is generally very varied in its flora, but large areas are carpeted by wild garlic, bluebells and dog s mercury, especially where the canopy is broken and light penetrates. The southern area of the property has the greatest mix of broadleaf species and here you will also find occasional larch trees. The woodland is host to abundant wildlife with pigeons roosting nightly and the ground criss-crossed with deer tracks. Bounded by other woodland on two sides, agricultural fields on the third and the quiet lane on the fourth, this property is ultimately peaceful and private. Directions & Access From the A5 trunk road; turn into the small village of Markyate. In the centre of the village turn down the narrow Pickford Road signed for Great Gaddesden. Drive up this lane for exactly 1½ miles until you get to a cross roads with Beechwood House School on your right. Turn right here just after the entrance to the school into the lane signed for Gaddesden Row. 400 metres down this road you will find a steel gate on your left hand side. This is the access gate to Milk Wood. Park where it is safe and climb the gate. Just inside the gate take the left hand fork in the track and you will be in Milk Wood.
