Babies Bottom, Markyate, Hertfordshire, 1.16 acres of mature broadleaf woodland. 17,000 (freehold) A little piece of England with huge mature oaks and hazel coppice amongst other native broadleaves on a quiet country road in Hertfordshire, yet close to the M1 near Luton.

2 Description Babies Bottom is a small native broadleaf woodland heavily dominated by some massive mature oak trees towards the south of the area. Most of these trees are Turkey oaks, recognisable by the hairy acorn cups and narrow leaves. The woodland can be accessed off Dean Lane, and although there is no established gateway, access is readily available along most of the roadside boundary. The eastern boundary is a restricted byway and can be used for access on foot, but metal barriers prevent vehicular use. The woodland climbs gently to the south and has a relatively clear forest floor. As you enter from the road or footpath the trees here are smaller with more hazel coppice and a few old wind-blown stumps, presumably dating back to the 1987 hurricane. This is the least attractive part of the woodland but don t let it put you off. Explore a little further and you will be rewarded. Walk further up the gentle slope into the wider part of the property. The larger oaks are at the southern end where the beauty of this woodland is most apparent. Here the forest floor is frequently carpeted with dog s mercury and bluebells, a magnificent sight in late spring/early summer. Please note that the hollow (probably an ancient earth works) on the south west boundary is NOT included in the sale. The boundary here is the line of Turkey oaks at the top of the bank. Directions & Access From the A5 trunk road; turn into the small village of Markyate. In the centre of the village turn down the narrow Pickford Road signed for Great Gaddesden. Drive up this lane for exactly 1½ miles until you get to a cross roads with Beechwood House School on your right. Turn right here just after the entrance to the school into the lane signed for Gaddesden Row. 0.4 miles down this road you will find a wide dirt lay-by on your right hand side. Boundaries The eastern boundary is the side of the green lane. The northern boundary is the tree line on the side of the lane. The western boundary is the edge of the woodland with the agricultural field beyond at the northern end, and the line of very large Turkey oaks at the top of the bank above the excavated hollow at the southern end.
