1 WOODS 4 SALE Phone: UK Woodland & Woods For Sale: Specialising in the Sales of Small Woodlands in England, Scotland and Wales for Recreation, Wildlife Conservation and Investment. Nightjar Copse near Aylesbury, Hertfordshire acres of Ancient Woodland for 51,000 (freehold) A fine example of an appealing beech, oak and mixed broadleaf Ancient Woodland. Benefiting from a level topography, tranquil location and all year 2WD vehicular access.

2 Description Nightjar Copse sits in a delightfully peaceful location. A lush, fertile Ancient Woodland such as this is a joy to encounter. Located in the Chilterns Area of Outstanding Natural Beauty, Hemel Hempstead and Aylesbury are both around 20 minutes by car. Equidistant from the M25, the M40 and the M1 this woodland is easily accessible from much of south and central England. A good access track suitable for a car and benefiting from a large, useful turning area, brings you to the southern corner of the wood. The woodland has a pure broadleaf species composition, mainly beech and oak with pockets of birch, ash and willow. From the turning area, you immediately come to a stunning twin-stemmed oak tree. This specimen must be upwards of 25 metres tall and well over 200 years old. Along the southern boundary there is a band of laurel, which provides a sense of seclusion and privacy to the wood. Hazel and holly intermittently grow in the understorey. The easily traversed woodland floor has a ground flora varying from minimal under the shady beech trees, to a mixture of grasses, sedges and ferns beneath the pockets of birch and ash. Grim s Ditch, an Iron Age earthwork, tracks the furthest edge of the wood, beyond which the surrounding landscape is of rolling fields and charming rural scenes. A winding public footpath borders this scheduled ancient monument. The wildlife at Nightjar Copse has evolved over the past four centuries at least. Numerous songbird species including possibly the infamous nightingale frequent the little disturbed habitat. A planning condition prevents this woodland from having a new fence erected on the unfenced boundaries. If It Were Mine: Little is required in terms of initial management, except light maintenance of any access routes. If one wanted to extract some timber through gentle thinning of the younger trees, there is a Forestry Commission licence in place. You are extremely unlikely to get residential planning permission for this woodland.
