After a sharp right hand bend turn left after the cottages signed towards Rhydlewis on the B4334. Follow this road for two miles and take the left hand turning along a no through road. This junction has a wide opening and a small stone chapel on the right hand side. Follow the lane to the church, point Y on the sale plan, and the wood can be accessed on foot from here. DESCRIPTION Glebe Farm Woodlands comprises two large blocks of wood settled in a highly picturesque valley to the north-east of Newcastle Emlyn. The historic hamlet of Llangynllo and the existence of a place of worship from circa 6 th Century AD harbours a calm and serene situation for this woodland. Accessed from the B4334 the woods are served by a good hard track shared with the adjoining farm. This bisects the larger of the two blocks of wood before crossing a field to unite the second parcel of woodland. The track is stoned for the large part and there are a number of quarrying sites and possibilities for ongoing maintenance or improvement. The northern block of woodland comprises a mix of Sitka spruce, Douglas fir, larch, oak and ash. The Sitka spruce is performing well with leaders on some trees in excess of 1 metre. The native broadleaf crops have established well with the more mature native broadleaf crops providing a pleasant amenity area on the river s edge in the southern block. The southern block is a compact woodland with a mixture of restocking and natural regeneration. There is an excellent track running east to west and, whilst steep, the wood is easily accessed throughout. The restocking is reasonable with plentiful pine regeneration along the southern edge. Some further management intervention would certainly turn this into an excellent wood. MANAGEMENT The wood is currently managed by Forest Management Cymru, Pengwern, Dinas Cross, Newport, Pembrokeshire, SA42 0UW telephone Their Mr Neill Scott. will be pleased to discuss future management with prospective purchasers. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
