Bidders are welcome to independently inventory the timber. With priority removal of deformed trees, fusiform rust trees, bull trees (limby), forked trees, hardwood trees and crowded trees. Thin to 180 trees per acre leaving the better formed and larger diameter trees. Spacing kept uniform (crowns should not touch on more than one side). Average dbh to increase 1/2 inch or more after thinning. Random plots placed for inspection. Rutting kept below 6 inches on 90% of the property. Deformities, fusiform rust, and forks removed to less than 5% after thinning. Use inside row corridor trees for skidder tree pivoting, then remove pivot trees upon completion. Skidder to disperse top debris from deck along rows in all stands except Joffre 2 and Crosby, where limbs and tops are to be left piled by logging deck. Cutting head needs to be equivalent in size to a Hydroax-511 or smaller and skidder to operate only in 5 th cut corridors. Buyer to notify RFC three days before logging starts. Successful bidder to provide hydro-ax operator name, years of experience, and directions to first thinning examples. Access: Good exterior and interior roads. Hall gate combo 1766 and Crosby gate comb 1967 ; other tract gates open. Legal & Boundaries: Refer to maps and legal description page; boundaries marked by fence, roads, flagging and/or stand type change. Contract Term: Hall 1,085, Billingsley 80 & Joffre 220: One year contract with annual extension available at 5% of remaining value. Crosby 158: Contract through September 15, 2012 with no extension available. Contract Payment: Advance payment of 25% based on bid multiplied by above tons. Weekly pay-as-cut payments begin when logging exceeds advance. Closing within 30 days. Gravel & Culverts: All gravel and culverts permanently installed on seller s roads will be reimbursed by seller to contractor upon logging completion (gravel, hauling and culvert cost paid by seller; buyer responsible for spreading and installation cost).
