2 Property Information The subject site was formerly a sawmill which was developed in 1980 and ceased operation about 4 years ago. The site has a commercial building and a wood burner structure located on it. Close to many mining sites like Bonanza Ridge Mine, Spanish Mountain Copper & Gold Mine and Mount Milligan Mine. The site has a large yard area south and east of the building onsite. West of the former sawmill building is a sawdust burner. The building onsite is an empty metal structure. The region at the southwest corner of the yard area once had sawdust and wood waste stored here, but this material has now been trucked offsite. There is an abundance of quarry rock and commercial grade gravel located on the property. The property is a 638 acre parcel of land located about 8 km east northeast of Quesnel. The property is located north of Barkerville Highway at 4072 Schemenaur Road. Schemenaur Road extends north from Barkerville Highway about 1.1 km until it reaches the CN Rail line which is the northern site boundary. The subject site is east of Schemenaur Road, south of the railway right of way and extends east about 800 meters from Schemenaur Road. The Seller will retain certain pieces of equipment. 4 Quesnel Economic Overview Quesnel is a community of approximately 25,000, located 120km south of Prince George and 660 km northeast of Vancouver. Located on the primary trade route from Northern BC to Vancouver; transportation plays a vital role in Quesnel's economy. Forestry has, for some time, been the driving industry in Quesnel. The community not only has millions of acres of forestland, but also produces six types of forestry products. The mountain pine beetle infestation poses a threat to the forestry industry. However, out of the ashes another industry continues to grow: bioenergy. Major mining projects and a possible oil field are also planned for the future subject The existing infrastructure and trade routes, make shipping and transportation in Quesnel quick and efficient. This allows the forestry industry, and other resource industries to easily distribute their products. Quesnel maximizes the benefit of its vast forest area by producing six different types of wood based product within the community. Quesnel is the only forestry community in North America to produce lumber, specialty products, plywood, breboard, pulp products and wood pellets. The Cariboo Pulp and Paper Mill is currently undergoing a $42 million renewable power generation and energy conservation upgrade. Construction on the mill, which employs approximately 300 people, began summer 2005 and is expected to complete September The waste products from the pulp and paper mill, along with other wood waste supports the bioenergy industry. The waste from forestry products and wood destroyed by the mountain pine beetle are burned to produce energy, charcoal and bio-oil. Plans have been set in motion to begin tapping into some of the available resources in the Quesnel area. The Bonanza Ledge Gold Mine, located 82 km east of Quesnel, is logged and ready to commence mining. The cost of developing the 3000 tonne/ day gold ore mine is an estimated $60 million. The Australian Creek Coal Mine, near Quesnel, has a potential mine life of 100 years. Unfortunately, the project has been put on hold as a result of the dissolution of the owning company, West Hawk Development Corporation. There are also two un-tapped oil resources in the Quesnel area; The Nechako Basin and the Quesnel Trough are both in the exploration stages. These potential oil fields could result in a major economic upturn for Quesnel.
