See location and sale maps. This is a good wet weather sale. Sale Description: Clearcut of all merchantable timber on the property. The sale consist of +-60 year old quality pine (slash, longleaf, and some lob) and mature quality hardwood (mostly red and water oak), mostly on upland sandy loam soils. Due to tight growth rings, timber age is difficult to estimate, but the pines checked for age appeared to be around 60 years old. There is both natural and planted pine in the sale. Type of Sale: Lump Sum, in two sale areas. Bidders can bid on Sale Area, or Sale Area 2, or Sale Areas & 2 Combined. Sale Volume Estimate: Disclaimer: The volume and acreage estimates are not guaranteed. It is understood that the bidders rely on their own estimates and inspections for the computation of the bid price. Sale Area is acres with +-8,22 tons (+-5% hardwood and +-49% Pine). Sale Area has a 8 month cutting period plus 6 month wet weather clause. Sale Area 2 is +-26 acres with +-8,864 tons (+-84% hardwood and +-6% Pine). Sale Area has a 2 month cutting period plus 6 month wet weather clause. See attached cruise reports. UPSIDE POTENTIAL: Live Oak was not cruised, although some live oak has merchantable stems/logs, so some additional volume could be utilized. Pine poles are present, but were cruised as sawtimber. Quality logs were cruised, so some buyers with markets accepting rougher logs should find additional sawtimber volume. Property Legal Information: Baker County Parcel (+-034 total tax acres); 7 th Land District; Land Lots 49, 32, 48, & 73 (Source: Baker County qpublic (information is not guaranteed)). Showing: You may cruise or inspect the timber and property at your convenience. Contract: We are offering a standard contract with a 8 month cutting period for Sale Area, and a 2 month cutting period for Sale Area 2. Each Sale area has a 6 month wet weather clause. Closing to take place within 3 weeks of bid acceptance, assuming clear title. A $2000 performance bond will be due at closing for each Sale Area if sold to different buyers. Should one buyer purchase both sale areas, the bond will be $3,000. A sample contract is available upon request.
