5 LOCATION Polmoodie Forest is situated approximately 8 miles to the northeast of the market town of Moffat in the region of Dumfries & Galloway, South West Scotland. The forest is located on the very scenic southern and eastern slopes of Carrifran Gans and White Coomb Hills, with the majority of the stocked forest area situated on the slopes of Emblem Brae. The Grey Mare s Tail Nature Reserve, a popular tourist attraction owned by the National Trust for Scotland and renowned for its 60 metre hanging valley and waterfall, can be found just to the north. The property is shown on the location and sale plans within these particulars and can also be found on OS Sheet 1:50,000 Number 79. The entrance is located at Grid Reference NT ACCESS From Moffat, follow the A708 Selkirk road up the valley towards the Grey Mare s Tail for approximately 8 miles. The principle forest entrance is taken directly off the A708 and is located on the opposite side of the road from Polmoodie House, shown on the sale plan at point A1. There is a secondary access track further north, shown between points A2-A3; however, this is unsuitable for timber traffic. The internal forest access track has been built to a formation standard and is currently only suitable for four wheeled drive vehicles. This is to be upgraded prior to timber extraction and rock is available at various locations within the forest for this and any new road construction. The A708 is an approved timber haulage route, providing direct access to the M74 motorway for transportation of timber to nearby timber markets. DESCRIPTION This impressive forest was established over three planting seasons between 1970 and 1972 with mainly high yielding Sitka spruce. A small proportion was planted in an intimate mixture with Lodgepole pine, which has naturally thinned itself to leave a pure stand of Sitka spruce. To add diversity, a small proportion of Hybrid larch, Norway spruce, Scots pine, Douglas fir, Grand fir and Western hemlock has been planted and found along the lower edge of the forest. Situated within a south-easterly facing sheltered valley, the extent of the property rises from approximately 180 metres up to 550 metres at its highest point. Soils range from peaty podzols and gleys to rankers and fertile upland brown earth soils, which are highly suited to the growth of high yielding Sitka spruce. A Forest Plan has been produced by the current managers (Tilhill). Permission has been sought to upgrade the internal forest access road, by extending it into the most northerly compartments for timber harvesting and extraction. The majority of the timber crops are now mature and felling has been approved over three phases commencing with Phase 1 ( ), felling hectares; thereafter, hectares in Phase 2 ( ) and then hectares in Phase 3 ( ). Each phase of felling will be followed by replanting with predominately Sitka spruce and some Norway spruce on the lower slopes. Mixed broadleaves and open ground is to be incorporated along the edges of the streams and the public road to improve the forest design. The property includes some unplanted hill ground, extending out above the forest edge onto the slopes, which provides stunning views. Roe deer and feral goat are resident within the forest and both provide some challenging stalking, if only to control the population. BOUNDARIES The property boundaries are mainly stock fenced and where these adjoin agricultural land, maintenance is shared at joint equal expense with the neighbouring proprietors. If these stock fences are to be upgraded to deer fences, this will be at the sole expense of the forest owner and maintenance will continue to be shared to a stock proof standard only. The boundary on the hill ground is with the National Trust for Scotland and is in poor condition. Replacement will be at the sole expense of the owner of Polmoodie Forest. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Land Register Title. WAYLEAVES & THIRD PARTY RIGHTS An overhead electricity power line wayleave runs along the lower edge of the forest adjacent to the A708 public road in the vicinity of Polmoodie House. There is also a spring-fed water supply located within the forest, close to the entrance and shown on the sale plan at point W1, supplying Polmoodie House. DESIGNATIONS The neighbouring hill ground to north and west has some of the best examples of alpine and boreal heathland and grasses in the southern uplands. The upper hill ground of Polmoodie falls within the Moffat Hills SSSI/SAC. WOODLAND CONTRACTS & PLANS There is an approved Forest Plan (Ref: SRDP ) with approval in place for felling and replanting. There is no Capital Gains Tax on growing timber, although there may be a liability on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business.
