The first seven tax lots are all in Lake County, OR, and the last tax lot is in Klamath County, OR. This property is located about 60 miles south of the central Oregon town of Bend. Going south on Highway 97 from Bend you would go about 30 miles to LaPine. Just past LaPine, you would turn south on Highway 31 about 30 more miles and you would be in the vicinity of the property. Highway 31 mostly parallels the property to the east and is about 2 to 3 miles from the property. There are two main access roads and they are Forest Service roads. PROPERTY: This tract is a forest of predominately Ponderosa Pine, some portions of Lodgepole Pine and True Fir, and other smaller portions of Sugar Pine. Most of the trees are estimated to be 50 to 60 feet tall. Elevations of the land vary from 4,800 to 6,100 feet above sea level. There are two main drainages running through the property, one in the north, and one in the southern portion. Both drainages run mostly east and west and the main roads tend to parallel them respectively on the north side. There are multiple branch roads, not all weather, that provide access to all areas of the property. The adjacent land is about 80% United States Forest Service land. There is one two mile wide stretch to the south that is private, and seven scattered parcels, from 40 acres to 160 acres that adjoin, along with one section to the north, that are private ownership. The subject property is roughly 40 sections of deeded land which is all contiguous and there are no inholdings. It is approximately 40 square miles. A 2007 cruise analysis indicated 60,591 MBF.
