2 Page 2 Introduction Bruce Tree Expert Company Ltd. was retained by Brookfield Residential Properties Inc. in April of 2016 to complete an Arborist Report and Tree Protection Plan for 50 Ann St., Bolton. The report was requested relative to the demolition of the existing building and surface parking lot and construction of a residential condominium with underground parking. The purpose of this report is to: Establish species, size and condition of trees located on and to the subject site. Provide a prescription for the protection of trees during the project and identification of required tree removals as a result of the proposed development. Provide a Tree Protection Plan showing the location of tree protection and removal measures based on the current site plans. Method 1. Trees on the subject site were assessed on June by the consulting arborist. 2. Photos were taken at the time and the most representative are attached as Appendix I. 3. Reference was made during the tree assessment to a topographic survey prepared by KRCMAR dated Nov All trees greater than 15cm in diameter at breast height (DBH) located on the subject site and within approximately 6m of property lines were included in the inventory. Trees of all diameters located on the municipal right of way fronting Ann St. were also included. 5. Trunk diameter was measured using a calibrated diameter tape. 6. Trees were assessed in consideration of overall health and structural integrity and assigned a condition rating ranging from good to fair to poor. The assessment may be characterized as an external visual assessment from the ground. 7. Inventoried trees were tagged using metal number-punched tree tags stapled to the trunks at approximately 1.5m from the ground. 8. The tree inventory is attached as Appendix II.

3 Page 3 9. A draft tree location plan was prepared showing the approximate locations of inventoried trees based on the topographic survey described above and provided to the client. 10. A follow-up site visit was conducted on July to field measure the locations of inventoried trees. A second draft tree location plan was prepared showing the field measured locations of inventoried trees to determine conflicts with the proposed design. 11. A Tree Protection Plan was created by adding tree protection and removal comments to site plans prepared by Quadrangle Architects Ltd. (file dated Mar ) and based on an updated topographic survey prepared by KRCMAR Surveyors Ltd. dated Nov , updated Oct The Tree Protection Plan is attached as Appendix III. Site Description At the time of the tree inventory (prior to demolition), the subject site consisted of a onestorey brick building with an asphalt surface parking lot fronting Ann St. Along a portion of the southeast perimeter of the site, bordering 49 Ann St., there is a mature white cedar hedge growing along the crest of a berm between the properties. The crown of this hedge extends over the subject site. The rear of the property consists of an un-mowed turf area that abruptly meets a steep, naturalized slope. The slope is densely treed, with a closed canopy consisting of predominantly medium-aged black locust, as well as a smaller component of Manitoba maple, sugar maple, white and green ash, and Norway maple. The dense, woody understory consists primarily of dogwood and buckthorn. Tree Inventory See Appendix II. Tree Protection Prescription Pre-Construction 1. The client is to submit the following report and Tree Protection Plan to the Town of Caledon for review. 2. The following tree protection and removal measures must be read in conjunction with the Tree Protection Plan, Appendix III. Both documents must be provided to the site supervisor prior to any work commencing on the site. 3. The proposed development involves the construction of a six-storey condominium building with one level of underground parking. The development proposal does not include alteration of the steep portion of the treed slope.

4 Page 4 4. There is an existing storm sewer pipe below the wooded slope. The site plans have been revised to maintain the storm pipe as is. 5. As a result of the proposed work, Trees 101, 102, (inclusive) are proposed for removal due to excavation on the site. 6. It must be noted that dead trees or trees that measure less than 15cm DBH were not included in the tree inventory. Dead trees and smaller diameter trees (under 15cm DBH) may require removal if the proposed work falls inside the drip line of these additional trees. 7. Trees in poor condition have been recommended for removal in the near future due to poor structure or health, unrelated to the current project. Removal of these additional trees is recommended and not required at the time of the proposed development. 8. The mature cedar hedge located on and over the southeast property line, bordering 49 Ann St., is proposed for removal as it conflicts with the proposed site preparation and future development. The hedge conflicts above ground with the proposed design, as many of the branches extend over the existing building, and will interfere with installation of the shoring. Below ground the hedge is in conflict with the construction of the parking garage foundation as the trees are located along a berm, in which the trunks of several trees lean onto the subject site and the roots likely extending down the berm. Trees in which any part of the stem from ground level to the first branch are located on or over the property line are considered boundary trees. As such, under the Forestry Act, it is the responsibility of the client to obtain permission from the co-owner of any boundary or neighbouring trees prior to their removal. 9. As required by the Town, written permission must be provided to the Town for the removal of or boundary trees from the owner or co-owner of these trees. This has been discussed, and Brookfield will provide such agreement to the Town. 10. Trees proposed for removal, and if approved by the Town, must be removed prior to any work on the site. 11. Additional small-diameter trees (under 15cm DBH) and dead trees may require removal to accommodate the proposed work (not surveyed). These additional trees must also be removed prior to work on the site if in conflict with the proposed work. 12. The drip lines of trees on the slope extend over the mowed turf area. If additional clearance is required for access and construction equipment, branches must be pruned according to proper arboricultural methods. Pruning must be carried out prior to work on the site to avoid accidental damage.

5 Page No disturbance is allowed within the Tree Protection Zone (TPZ) of protected trees without permission from the Town. Disturbance includes soil compaction from machinery, pathways, excavation, grade changes, or storage of materials. The minimum TPZ radius is specified as the drip line of trees. 14. Tree protection barriers are required for all trees that are to be preserved on or to the site. The barriers are to be installed at the drip line of trees as per the Town of Caledon Standard 707. However, to allow for an over dig of the proposed building and access, the tree protection barrier is not able to encompass the entire drip line of all trees on the ravine slope. 15. The tree protection barrier is to be installed as shown on the Tree Protection Plan (Appendix III). The barrier is to be 1.2m (4 feet) high and constructed of orange web snow fencing wired to T-bars. There is to be no damage to roots below ground to install the T- bars. If a root is in conflict, the T-bar must be shifted. T-bars must be no greater than 1.8m apart. The tree protection barrier at the rear of the site is to be installed straight across the property boundary as shown. Construction Phase 16. It is the responsibility of the site supervisor to inspect the condition of the tree protection measures outlined on the plan and within this report each morning. If disturbance is observed, it is to be repaired prior to work commencing on site that day. 17. Excavation is proposed inside of the tree canopies of several trees on the slope for the installation of the storm sewer pipe. Care is to be taken during excavation to minimize any tree roots that are exposed or disturbed outside the tree protection fencing for this work. If roots must be removed outside the TPZ, they must be cleanly pruned. Tearing roots hinders wound closure and can increase risk of disease and root rot. Post Construction 18. It is recommended that trees on the slope are to be monitored following construction for any indications of stress following construction. Stress as a result of the construction may not be apparent for some years following the disturbance and may make the tree more susceptible to other stresses (water stress, insects, disease). If the condition of the trees declines, the most appropriate method to address the issue is to be carried out.

6 Page Inventoried trees that are currently in poor condition may be considered for removal by the client, unrelated to the proposed work, and subject to Town of Caledon approval. Tree removals unrelated to the project may be carried out in the near future, following project completion. 20. Replanting on the site may be required by the Town to compensate for the removal of canopy cover. Refer to the landscape plans developed by Terraplan Landscape Architects for details.
