5 LOCATION Ardteatle Forest is situated on a promontory overlooking the head of Loch Awe in Argyll. The forest has stunning views down Loch Awe and of the surrounding mountains. It is within easy reach of the West Coast and the Central Belt. The property is shown on the location and sale plans within these particulars and can also be found on OS Sheet 1:50,000 Number 50, Grid Reference NN ACCESS The nearby village of Dalmally is located 3 miles to the east of the forest on the A85 heading towards Oban. Approximately 1 mile west of Dalmally, turn off the A85 on to the A819, signposted Inveraray. Head in a westerly direction for approximately 1 mile to find the forest on the left hand side of the public road and continue on to the forest entrance, shown on the sale plan at point A1. The forest road continues up along the southern edge of the forest as far as point A2. Maintenance is shared according to use with the neighbouring forest owners and has been used for the haulage of timber from within Ardteatle Forest. There is potential to create a new access on the northern boundary, shown at point A3, subject to planning permission. This would facilitate the harvesting of the mature timber in this northern section of the forest. DESCRIPTION Ardteatle Forest was established with mainly high yielding Sitka spruce over a period of four years during the 1970s, with a further section planted in A Long Term Forest Plan was approved in 2012 and the first phase of felling was carried out in 2013/14; and, a further area in Replanting of these fertile areas then followed in 2015 and 2017 and are establishing well. The next phase of felling, scheduled to take place during , amounts to approximately hectares, and is estimated to have a timber volume of approx. 7,892 m 3. The next phase amounts to approximately hectares, with a current estimated volume of approx. 14,721 m 3. The volume will obviously increase with each growing season, however, some wind damage has occurred and felling may need to be brought forward sooner than scheduled. The spruce crop planted in 1996 is growing well and parts could be considered for thinning. Some native broadleaves have been established in the newly replanted areas to add diversity and are enclosed within deer fences for protection. SPORTING RIGHTS Sporting rights are included and are currently let to a syndicate to carry out deer control to ensure the young crops establish. Both Red and Roe deer are present and the topography of the property presents some challenging stalking. The current lease can be terminated or remain in place. There are a couple of small ponds located within the forest which add some sporting potential for wildfowling. BOUNDARIES The boundaries are unfenced and there is no requirement to erect or maintain boundary fences, unless erected for the protection of tree crops. If boundary fences are erected, this will be at the expense of the party wishing to fence. Thereafter, maintenance will be at joint expense to a stock-proof standard, either party having the right to hang deer or rabbit netting. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Title. WAYLEAVES & THIRD PARTY RIGHTS The neighbouring forest owners have a servitude right of vehicular access over the forest access road A1-A2. Maintenance is shared according to user. The neighbour also has the right to lay a water pipe to the ponds within Ardteatle Forest and services, subject to the proprietor s consent on alignment. There is no Capital Gains Tax on growing timber, although there may be a liability on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business.
