2 Walton s Rocking W Ranch Millsap, Texas Location: Less than 45 miles west of Fort Worth and approximately 1 hour west of DFW International Airport. The main entrance is on the north IH-20 access road and other multiple access points are on Soda Springs Road Improvements: Perhaps the most well-known aspect of the Rocking W Ranch is the extensive horse facilities. A 24 stall main show barn serves as the anchor with all the necessary amenities including feed, tack and equipment storage and a 1 bedroom barn apartment. Attached to the show barn are 10 oversized and covered outdoor stalls that are flexible in use and serve multiple purposes throughout the year. Adjacent to the barns is a covered arena and breaking pen. All of the facilities have been designed with efficiency and function in design. Hay and equipment barns provide abundant, protected storage for the ranch owner s equipment and crops. Numerous large traps for horses and cattle are pipe fenced and watered and connected by alleys to facilitate easy mobility of livestock. The main residence sits atop a hill with spectacular views of the Brazos River Valley and the equine facility. Mature oak trees encapsulate the 3,800+ sq. ft. soft contemporary home. The comfortable residence offers three bedrooms, a library and a main gallery. Features of this state of the art home include Venetian plaster walls, Mesquite floors, Sycamore and Cherry cabinetry and a fully customizable home automation system. The large covered deck off the main living area is the perfect place to enjoy the best sunset view in the Brazos River Valley. Additional residences for all needed staff and guests are located in the central complex and include a triplex, a duplex and a barn apartment. There is also a stone home near the main entrance of the ranch and an older brick home on Soda Springs Road on the back side of the ranch. Terrain: With an excellent blend of hardwood and some softwood trees, plus a wildlife friendly mix ranging from open to heavy cover with strong native grasses, the ranch is a beautiful example of the diversity of the Cross Timbers Region. The rolling and varying topography rises approximately 200 from the river bottom up to numerous points and through various draws and breaks. Additionally, with over 250 acres of coastal Bermuda pasture providing abundant hay for cattle and horses, and over 19 stock tanks and ponds, well water, and Brazos River frontage and water rights, the Rocking W is a vibrant working ranch. Fencing and cross fencing is in good to excellent condition and help facilitate rotational grazing.
