We understand that planning staff has recommended that this application be adjourned sine die. We agree and support this direction as it will afford sufficient time to work with staff in order to clarify our application and determine any additional submission requirements. To permit the construction of proposed additional parking for an existing one-storey, multi-unit commercial/industrial building. 1. To permit a minimum of 125 parking spaces. 2. To permit minimum landscape strip of 3.0 metres along the lot line which abuts Pine Valley Drive. 3. To permit a minimum landscaping area of nine percent (9%). 1. A minimum of 190 parking spaces is required (6 spaces per 100 square metres of Gross Floor Area). 2. A minimum landscape strip of 6.0 metres is required along a lot line which abuts a street line. 3. The Development Planning Department advises that the proposed modifications to the site are subject to the City's Site Plan Control By-law Accordingly, the Owner is advised that the submission of a Site Development Application is required and must be reviewed and substantially approved prior to consideration of any variances. On this basis, the Development Planning Department requests an adjournment until such time as a Site Development Application has been submitted, and substantially approved by the City. 29 COMMENTS: PowerStream has received and reviewed the proposed Variance Application. This review, however, does not imply any approval of the project or plan. All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced. In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the safe limits of approach can be established. In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be responsible for 100% of PowerStream s cost for any relocation work.
