3 Hovinbyen - the largest development area in Oslo Økern Sentrum er et av de viktigste knutepunktene Hovinbyen is one of Oslo s newest and most ambitious city developing areas. The area has a potential growth of 30-40,000 new residents and will accommodate a total of people in addition to its 2,5 million m2 area for industry and trade. This is the equivalent of the fourth or fifth largest city in Norway.

The area is about the size of the city centre within Ring road 2. It will be the new North-Eastern centre in Oslo, connecting the inner city to Groruddalen.

11 ØKERN SENTRUM En bærekraftig bydel for Oslo NATURAL MATERIALS When it comes to material use and indoor environment, emphasis is placed on indoor climate and low emission materials, without environmental hazards. GREEN LEASING AGREEMENTS In a shopping mall with many tenants, the environmental aspect is dependent on contributions from each tenant, and the project's environmental ambitions are therefore included in the leases. The project is one of the first to use green leases in this way. ENERGY PREVENTION AND SUPPLY The buildings will be built as low-energy and passive houses, with less energy than comparable buildings and energy balances between buildings. Possibility of solar energy production with panels on roof and walls with the aim that the entire project will be self-sufficient with energy. HEAT AND COOLING Energy for heating and cooling comes from geothermal energy that extracts energy 250 meters below the ground. Interaction via an intelligent power station ensures that no heat and cooling is lost but stored for the days the need arises. URBAN NATURE With its over 18,000 m2 of green roofs, Økern will become one of the country's largest green roofs. They will take care of local water treatment at rainfall. Rainwater is stored in the grass and dries up when the sun is reflected again. This reduces emissions on public sewers. In addition to dealing with overcrowding, urban nature will process air pollution and regulate temperature. This creates good micro environments and the biodiversity in the area will benefit from more green lungs. Species such as insects and birds thrive well in this type of green structure, and it is argued beyond doubt that nature also has a positive effect on human life. MOBILITY Immediate proximity to subway and bus services makes it possible to use other modes of transport than cars, with facilities for walking, cycling and using public transport. All goods transport is handled with organized, manned and planned deliveries that enable transport of goods at times of the day, which is detrimental to their surroundings. SOCIETY The community benefit is ensured by becoming one of Oslo's largest jobs and value creation arenas. It will be an important city center with many open and accessible meeting places, with great urban experiences for all. THE HUMAN There will be facilitated for multiple and central housing that will meet all the phases and needs of life. With an emphasis on getting important city life functions for everyone in Hovinbyen.
