7 The vision Diligentia and the City of Malmö has developed a value program that embodies the vision for Masthusen and describes how the area is to become "the multifunctional hub : Masthusen is the hub that connects the various parts of the Western Harbour closer together by creating links and venues centrally located in the city district. People pass through Masthusen, not around. People want to stay around and hang out in Masthusen. Masthusen is sustainable both in the sense of rich of urban greenery, in the sense of sustainability, ecologically, economically and socially. Sustainability is visible in Masthusen. Masthusen is a city. A city that is alive around the clock, with an urban life throughout the year. There are both businesses and residents and the structure has a built-in flexibility to withstand shifts between different uses over time. Masthusen is a meeting place for all people in the city. The good city is available for all and thus sustainable.

8 Sustainability Program (2012) Purpose: to present the sustainability demands and level of ambition to meet the excellent certification level within BREEAM Communities and to work according to the City of Malmö's environmental objectives. These requirements and levels should followed through all stages of any building in the area. The requirements are divided into five chapters: 1. Sweden's climate-smart city 2. The future urban environments are in Masthusen 3. Natural resources used sustainably 4. Focus on good indoor environments 5. It is easy to make the right choice in Masthusen The sustainability program was developed at the end of Outline Planning Stage of Process tool BREEAM Communities. An ambitious and specific level is formulated for all requirements. A definitive version of the sustainability program will be developed by the end of Detailed Planning Stage where the requirement levels are more deeply investigated and analyzed and possibly adjusted.

9 Sustainable energy Energy use*: max 55 kwh/m2, year (housing) Energy use*: max 50 kwh/m2, year (others) Ambition: 15% of net energy use from locally produced renewable energy (min. 10%) 80% of buildings without active solar energy systems will be future proofed to make possible solar energy installations in the future. An energy plan for the area has been produced (2012), showing how to minimise energy use and carbon footprint and minimise use of non-renewable resources. * bought energy (heating/cooling, tap water, building electricity household/business electricity not included)
