Review available government / public and private sector funding. Review and ascertain use of local resources and materials. Review use of recycled materials. Review the modes of interchange in a holistic manner to ensure that investment funding is directed. Combine both mode selection and building approach in a combined and sustainable manner. WHY UNDERTAKE THESE ACTIONS? Ensures that a sustainable approach is placed on the agenda. Promotes awareness as an educational tool. Addresses air / environmental pollution / carbon footprint issues. Addresses cost and energy usage.

2 SUSTAINABILITY ANALYSIS The key concerns regarding sustainability relate to resource depletion, the finding of effective means for energy efficiency and the furthering of social and economic sustainability. The area around the station is of low density. Marginal areas are isolated from the Gautrain Station (for example Ivory Park, Kaalfontein and Ebony Park) Functional land-uses within the area will further strengthen the sustainability of the area. Proposed Strategic Developments such as the Zonk izizwe Development and the Waterfall Development will add to the sustainability of the area. These developments will facilitate and encourage activities that create and/or encourage security and sustainability Areas around the station need to be densified in order to provide a sustainable target market. Areas within the BD are low density and need to be densified in order to create a sustainable market for the station precinct ( See opposite page for location of photographs) 142 Midrand UDF

3 KEY FINDINGS Review current and future land use functions with regard to improving land use mix and providing a richness of purpose in order to improve activity levels during both off and on peak hours. In any new development and buildings, consider energy, sanitation, water-sanitation, solid waste management and storm-water strategies. In terms of energy, ensure that the Architectural design takes into account energy efficiency, complemented by combining grid-supplied electricity with-solar power, LP gas, wind power, biofuels and biogas. In terms of sanitation, consider on-site treatment of sewerage using a combination of tried and tested technologies, namely Biogas Digesters, Biolytic Filters, the reuse of treated effluent for flushing toilets and irrigation and biogas for electricity and cooking. In terms of water supply, ensure that water requirements will be met by combining municipal bulk water supply with on-site rainwater harvesting and the use of grey water. Untreated storm water run-off should be eliminated as far as practically possible and reused wherever possible. Consider strategies wherein solid waste collection and recycling occurs on-site, or is sold to recyclers, deposited in the biogas digester or composted; thus alleviating pressures on already overloaded landfill sites. 4 SUSTAINABILITY STRATEGY Precinct offers an integrated approach which covers ecologic as well as socio-economic sustainability objectives. 7 The primary focus of the proposal is to focus on the inclusion of the poor. The creation and management of a safe environment is crucial to the social and sustainability of the precinct, This enabled through security presence and by integrating a diverse mix of functions in order to ensure social activity spread over a 24-hour cycle. The connecting link to the poorer areas enables integration of the poor into the urban realm By creating an active and user friendly feeder route network through out the area, the Gautrain Precinct will be easy accessible to all ensuring the sustainability of the Gautrain on a daily basis. 10 The pedestrian boulevard connecting to the Midrand BD enables integration of the Station and the primary retail hub in the area. An ecologic framework is to be put in place which steers and manages waste management, recycling opportunities, sanitation, storm water and run off control, energy reduction and efficiency. Creative sustainable solutions are to be introduced such as grey water for taxi cleaning or the use of photovoltaics to cover the lighting of the trading areas. Densification along both Dale and Church Street add a larger market to the area supporting the Gautrain Station, Zonk izizwe developments and the Midrand BD. The introduction of a road link connecting the Midrand Station to the Greater Ivory Park Area will ensure sustainable non-motorised transportation (NMT) traffic. 144 Midrand UDF

To promote quality of public spaces/routes that is effective for all communities. To develop accessible places- easy to get to/move through via different modes of travel. Density and mix of uses. Scale of developments. Eco - socio and environmental sustainability. To promote a robust, adaptable development environment that can respond to changing socio-economic conditions. To create places with variety and choice by promoting a mix of compatible activities and typologies. To create compact, pedestrian friendly neighbourhoods that will encourage the use of public transport and walking. To promote transit supportive land uses. They promote patronage, which inversely generate high levels of transit use. Locate uses close to the node to support socioeconomic growth.
