Choice of green interventions from a shopping list. Calculate cost of intervention/s relative to a baseline. Calculate reduction in carbon emissions. Calculate cost-recovery period Calculation for implementation in; Low-cost housing (give-aways) Affordable housing (<R selling price) Middle income housing (>R selling price) Decision making tool

5 Why do we need a sustainable housing calculator? Compare conventional and sustainable building method costs Calculate the break-even point Identify funders and beneficiaries Calculate the ecological benefits of various interventions Compare various combinations of interventions for initial planning

6 Costing Requirements for the calculator: Capital expenses (up-front costs) land cost building cost for basic top structure civil services infrastructure (i.e. hookup costs for water/sewerage) electrical infrastructure (i.e. hookup costs for electricity) capital costs of sustainable interventions vs. conventional alternative (e.g. solar water geyser vs. electric water geyser)

7 Costing Requirements for the calculator: Operating expense (maintenance, usage charges) household rates/fees for electricity household rates/fees for water & sanitation household maintenance costs city maintenance costs for water/sanitation infrastructure maintenance costs for electrical infrastructure

13 Potential uses for the calculator: Planning tool for developments explore which interventions are most economic Planning tool for developments explore which interventions have the most ecological benefits Make preliminary calculations to use when applying for additional funding from alternative sources i.e. other governments, Eskom, carbon credits

14 Preliminary Findings: Some sustainable building interventions pay back very quickly, have minimal problems with beneficiary acceptance, and should be included in all housing developments: CFL Bulbs Low-flow plumbing fittings Dual-flush or hold-flush toilets Others should be considered when balanced against economic limitations and local situations, such as: Duplex or shared-wall designs Efficient design (north-facing orientation, etc.) Solar water geysers Great excitement from municipalities based on ability to use this calculator to project water savings, electricity savings, and household affordability.

15 Closing thoughts SBSA will not make a major impact on its own but collectively we could make a difference Lets plan for the implementation of green interventions in our residential projects reduce the need to retrofit Networking and sharing of experiences will help to stimulate thinking and implementation even to identify sustainable funding mechanisms (Sustainable Neighbourhoods Network) Strive towards transformation of thinking of service providers and consumers its about people. Behavioural change, not only technological Start exposing children to this thinking Green interventions should be a way of life and a way of business, not a special intervention it is actually good business and it s the right thing to do!!!
