1 Pre-Feasibility Report 1. Executive Summary Residential, Commercial, Retail and Hotel projects and an IT/ITES. The Project has already obtained an Environmental Clearance from Ministry of Environment & Forests vide Letter No. J.12011/60/2005-IA (CIE) dated 11 th April, 2007 for the plot area of 51.3 acres and covered area of acres. Copy of earlier Environmental Clearance is enclosed as Annexure 1. As construction of the project has not yet completed and validity of Environmental Clearance has been expired, thus, a fresh application has been filed for the Environmental Clearance. The project is adjacent to the Aerocity Road. The nearest railway stations are Kharar Railway Station and S.A.S. Nagar Railway Station which are at the distance of 5.5 km and 6 km respectively. The nearest airport is Mohali International Airport which is a distance of 10 km. The project is a category A project 8(b)- Township & Area Development Project. The total site area of the project is 2,07, sq.m. (or acres). Copy of earlier Environmental Clearance is enclosed as Annexure 1. Need for the project and its importance to the country and or region: The project provides improved living facility to local people. It also provides employment during construction period as well as later in activities like security, operation and maintenance of pollution control equipments, landscaping etc. Demand-Supply Gap: There is a huge gap in demand and supply. The project shall provide improved living facility. Imports vs. Indigenous production: No import is involved. Export Possibility: No export is involved. Domestic/ export Markets: Domestic market- individual buyers. Employment Generation (Direct and Indirect) due to the project. There is employment generation. 2. Project Description Type of project interlinked and interdependent projects, if any: Not applicable Location (map showing general location, specific location, and project boundary & project site layout) with coordinates: Location of the project is attached as.kml file. Details of alternate sites considered and the basis of selecting the proposed site, particularly the environmental considerations gone into should be highlighted. Not Applicable. Size or magnitude of operation: The total site area of project is 2,07, sq.m. (or acres); and built-up area of 7,47, sq.m. Project description with process details (a schematic diagram/ flow chart showing the project layout, components of the project etc. should be given) Layout Plan is enclosed as Annexure 8.

3 Raw material; required along with estimated quantity, likely source, marketing area of final product/s, Mode of transport of raw material and finished product. Not Applicable. Resource optimization/ recycling and reuse, envisaged in the project, if any, should be briefly outlined. Sewage load of 766 KLD will be generated from the project which will be treated in existing STPs of 800, 100 in F7, 150 in F2 & 48 in R7 capacity based on FAB Technology. While, wastewater generated from basins/sinks will be treated in WWTP of existing 750, 150 & 32 KLD capacity) and Proposed 500 KLD capacity. Availability of water its source, Energy/ power requirement and source should be given. Water supply will be provided from the bore well (12 Nos. out of which, 6 borewells are existing). The total water requirement will be 2,521 KLD. Fresh water requirement will be 1,785 KLD. Total Power requirement of 30 MW will be required for the whole project. Electricity load is being provided by Punjab State Power Corporation Limited. Total 3 DG sets of 1650 KVA each are already provided for back up of existing buildings and 13 DG sets of 1250 KVA each are proposed for future buildings for emergency purposes (viii) Quantity of wastes to be generated (liquid and solid) and scheme for their management/ disposal. Sewage load of 766 KLD will be generated from the project which will be treated in existing STPs of 800, 100 in F7, 150 in F2 & 48 in R7 capacity based on FAB Technology. While, wastewater generated from basins/sinks will be treated in WWTP of existing 750, 150 & 32 KLD capacity) and Proposed 500 KLD capacity. 8,769 kg/day of solid waste will be generated after full occupancy. A separate area is earmarked for segregation of solid waste into Biodegradable or wet; non-biodegradable waste or dry and hazardous waste. The biodegradable waste is being composted by vermicomposting. While, mechanical composter has also been proposed for the future buildings. Non-biodegradable waste or dry and hazardous waste will be disposed off as per Solid Waste Management Rules, (ix) Schematic representations of the feasibility drawing which give information of EIA purpose: See Form-I enclosed. 3. Site Analysis Connectivity: The project is adjacent to the Aerocity Road. The nearest railway stations are Kharar Railway Station and S.A.S. Existing land use pattern (agriculture, non- agriculture, forest, water bodies (including area under CRZ)), shortest distances from the periphery of the project to periphery of the forests, national Park, wild life sanctuary, eco sensitive areas, water bodies (distance from the HFL of the river), CRZ. In case of notified industrial area, a copy of the Gazette notification should be given: None Existing Infrastructure: Construction has been completed for blocks i.e. R7, F1, F1A, F2, F3, F3E & F7 after the grant of previous Environmental Clearance. Details of the same are already mentioned in the Page No. 4 of Conceptual Plan. Soil classification: - Test report showing characteristics of soil will be submitted along with the EIA report. Climatic data from secondary sources: Demographic details will be submitted along with EIA. Social Infrastructure available: The project is a part of Master Plan of Mohali. 4. Planning Brief Planning Concept (type of industries, facilities, transportation etc) Town and Country Planning/Development authority Classification: The project is a part of Master Plan of Mohali. Google map showing location is enclosed as.kml file. Population Projection: Total Estimated Population for the entire project is around 77,629 Persons. Land use planning (breakup along with green belt etc.): As per approved layout plan. Assessment of Infrastructure Demand (Physical & Social): The project is a part of Master Plan of Mohali and provides improved living facilities. Amenities/Facilities - Not Applicable. 5. Proposed Infrastructure Industrial Area (Processing Area): Not Applicable. Residential Area (Non Processing Area): Green Belt: As per Landscape plan which will be submitted along with EIA report. Social Infrastructure: The project provides improved living facility to local people. It also provides employment in activities like security, operation and maintenance of pollution control equipments, landscaping etc. Connectivity (Traffic and Transportation Road/Rail/Metro/Water ways etc): Already exist. Drinking Water Management (Source & Supply of water): Water supply is being met through Borewells (6 Nos.). Renewal of CGWA approval has been applied.

5 (viii) (ix) Industrial Waste Management: NA Solid Waste Management: - 8,769 kg/day of solid waste will be generated after full occupancy. A separate area is earmarked for segregation of solid waste into Biodegradable or wet; non-biodegradable waste or dry and hazardous waste. Power Requirement & Supply / source: Total Power requirement of 30 MW will be required for the whole project. Electricity load is being provided by Punjab State Power Corporation Limited. Total 3 DG sets of 1650 KVA each are already provided for back up of existing buildings and 13 DG sets of 1250 KVA each are proposed for future buildings for emergency purposes. 6. Rehabilitation and Resettlement (R & R) Plan Policy to be adopted (Central/State) in respect of the project affected persons including home oustees, land oustees and landless laborers (a brief outline to be given): Not Applicable 7. Project Schedule & Cost Estimates Likely date of start of construction and likely date of completion (Time schedule for the project to be given): PERT Chart is enclosed as Annexure 6. Estimated project cost along with analysis in terms of economic viability of the project: Total estimated project cost is Rs Crores. 8. Analysis of proposal (Final Recommendations) Financial and social benefits with special emphasis on the benefit to the local people including tribal population, if any, in the area: The project provides improved living facility to local people. It provides employment in activities like security, operation and maintenance of pollution control equipments, landscaping etc.
