3 GUIDELINES FOR CARRYING OUT BUILDING IMPROVEMENTS TO HOLIDAY STORAGE VANS AT THE BUDGEWOI HOLIDAY PARK These guidelines are designed t enable hliday strage van wners t understand the key requirements befre carrying ut any building additins r alteratins t their van and site. The guidelines are nt a full list f all requirements, but d prvide a starting pint fr determining the likelihd f whether a prpsed building activity may be apprved. Yur Park Manager will be able t assist further if yu have any questins. The Budgewi Hliday Park is lcated n fld prne land and, as such, all building wrks must be apprved by Cuncil prir t the wrk cmmencing Any building wrk cnducted withut Cuncil cnsent will result in the issue f a ntice t remve the structure. The fllwing are the key issues and requirements yu must bserve when carrying ut any building wrk n the Park. The laws cvering the installatin f rigid annexes, decks, awnings and ther assciated structures within ur park are legislated in the Lcal Gvernment (Manufactured Hme Estates, Caravan Parks, Camping Grunds and Mveable Dwellings) Regulatin Yu will need t speak first with the Park Manager abut what yu intend t build. The Park Manager will be able t give yu an idea f what the key issues are and will als prvide yu with a site plan which yu will need as part f yur applicatin. Prir t cmmencing wrk yu MUST cmplete this Activity Applicatin Frm Sectin 68. (Cpies are als available frm the Park Management Office.) Once fully cmpleted yu will need t ldge this at Cuncil s Custmer Service Cunter Administratin Building, Hely St Wyng. The cst t ldge an applicatin is $ t be paid t Cuncil, plus a separate payment f $51.00 fr the Ntice f Cmpletin fee t be paid t yur builder. Nte that fees change annually, please check with Custmer Service abut the exact cst at the time f ldging yur applicatin r phne An applicatin must be cmpleted fr: The installatin f any caravan and assciated building additins, including rigid annexes, decks, awnings r ther structures t be installed n the site. All plumbing wrk which invlves cnnectin t the sewer. Any landscaping including paving nt n natural grund level and garden beds with cnstructed brders. If yu are in dubt as t whether an applicatin t carry ut building wrks is required, check with Park Management prir t cmmencing. The plicy perating in the Park is t allw nly suitably licensed tradesman r recgnised installers t carry ut any building wrk. This is t ensure that structures are cnstructed t a prfessinal standard and that insurance requirements are met. Generally, nly structures that are attached t the n-site van will be permitted. Free standing structures such as aviaries and garden lckers will nt be permitted. This is t ensure lawn maintenance is nt impacted and that the visual appearance f the Park is maintained. When preparing yur Cmbined Develpment Applicatin Frm Sectin 68, yu will need t prvide: A site plan shwing the existing van and structures, plus the prpsed structure. The site plan is t be drawn t scale and needs t shw the setbacks frm the rad, buildings n adjining sites and prperty bundaries (if applicable). Dimensins f all structures are t be shwn. The Park Manager will help yu with this. Technical drawings which shw hw the structure is t be cnstructed and what materials will be used.

4 A Design Certificate frm a practicing engineer which certifies the prpsed structure t be structurally sund in accrdance with clauses 143 & 144 and / r 166 & 167 f the Lcal Gvernment (Manufactured Hme Estates, Caravan Parks, Camping Grunds and Mveable Dwellings) Regulatin A Design certificate frm a practicing engineer that demnstrates that all sectins f any structure which are subject t the frce f winds r debris, have been designed t resist such stresses. A factr f 1.5 is t be applied t the frces exerted by the designated fld befre it is used in any structural calculatins. Please nte that all apprved building wrks need t be cnstructed inline with Central Cast Hliday Park Van & Assciated Structures Standard. Generally, any prpsed structure must cmply with the fllwing separatin distances frm sites and radways: At least 1 metre back frm any rad. At least 2.5 metres frm any adjacent hliday strage vans r structures. At least 3 metres frm any adjacent permanent residents vans r structures. At least 2 metres frm the bundary f the park. The ttal rfed area f the existing structures (van, annexe, awnings, etc), plus that f the prpsed structure must nt exceed tw-thirds f the ttal site area. A further 18 square metres f car parking space must be added t the area cvered by the existing structures and prpsed structure t determine if the tw-thirds site cverage is exceeded. When ldging yur Cmbined Develpment Applicatin Frm Sectin 68, please explain t the Custmer Service Officer that yu wish t pay fr Sectin 68 applicatin fee - Initial payment f $ is required. Once yur applicatin has been assessed, Cuncil will prvide a written ntice f apprval. Until yu receive written cnfirmatin frm Cuncil that yur applicatin is apprved, yu cannt cmmence wrk. When yur tradesman / installer is ready t cmmence, yu will need t advise the Park Manager and prvide him with a cpy f the written apprval yu received frm Cuncil. In the case f rigid annexes, decks, awnings and ther building structures, nce yur tradesman r recgnised installer has cmpleted the wrk, they must affix t the structure a cmpliance plate. The cmpliance plate will need t include the fllwing infrmatin: the name f the manufacturer f the rigid annexe r assciated structure, the unique identificatin number fr each majr sectin f the relcatable hme. the mnth and year during which the relcatable hme r assciated structure was cnstructed, the design gust wind speed fr the relcatable hme r assciated structure, a statement t the effect that the relcatable hme, rigid annexe r assciated structure cmplies with the requirements f the applicable sectin f Lcal Gvernment (Manufactured Hme Estates, Caravan Parks, Camping Grunds and Mveable Dwellings) Regulatin the name f the practising structural engineer by whm the engineer's certificate has been issued in respect f the annexe r assciated structure. Please arrange fr yur licensed tradesman r recgnised installer t cntact Park Management nce the wrk is cmpleted. In additin yur licensed tradesman r recgnised installer will need t frward the cmpleted Ntice f Cmpletin frm t Park Management with a cheque fr $ Park Management will check t ensure the wrk matches what was specified in yur applicatin. Any variatin between what was applied fr and final actual wrks will likely result in Cuncil rdering rectificatin r remval f the nn-cnfrming structure. Once Park Management is satisfied that the wrk has been cmpleted in accrdance with the applicatin, the Ntice f Cmpletin frm with the cheque made ut t Wyng Shire Cuncil will be frwarded t Cuncil by Park Management.
