LEED -Existing Buildings Crescent Ridge Corporate Center I
LEED Leadership in Energy and Environmental Design The U.S. Green Building Council is a coalition of leaders in the building industry promoting environmentally responsible and healthy buildings. Its core purpose is to transform the way buildings and communities are designed, built and operated.
Why Was LEED Created? 1. Define green by providing a standard for measurement 2. Prevent greenwashing (false or exaggerated claims) 3. Use as a design guideline 4. Promote whole-building, integrated design processes
What is the LEED System? LEADERSHIP in ENERGY and ENVIRONMENTAL DESIGN A leading-edge system for certifying DESIGN, CONSTRUCTION, & OPERATIONS of the greenest buildings in the world Scores are tallied for different aspects of efficiency and design in appropriate categories. For instance, LEED assesses in detail: 1. Site Planning 2. Water Management 3. Energy Management 4. Material Use 5. Indoor Environmental Air Quality 6. Innovation & Design Process Test
Levels of LEED Ratings Green Buildings worldwide are certified with a voluntary, consensus-based rating system. USGBC has four levels of LEED. Test

What is Sustainability? Meeting the needs of the present without compromising the ability of future generations to meet their own needs Bruntland Commission Presidents council on Sustainable Development
Building Sustainability Considers a building s total economic and environmental impact and performance, from material extraction and product manufacture to product transportation, building design and construction, operations and maintenance, and building reuse or disposal
The Need for Sustainable Practices
Why are we doing this? 8% of a buildings environmental impact occurs at construction, 92% over it s operational lifetime. Energy and operating costs savings of 20-50% are common Improvements to indoor environments, access to views, increased daylight, fresh air, personal environmental controls increase occupant performance 2-16% Create the best possible workplace, improved health, morale, productivity
LEED Facts There are LEED projects in all 50 states AND 12 COUNTRIES Total square feet of space registered or certified: 774 million sf As of January, 2008 there were: -34 certified EB buildings and 234 registered EB buildings -504 certified NC buildings and 3,738 registered NC buildings May, certified EB and 757 registered EB buildings
LEED - EB Certification Levels Certified Silver Gold Platinum points points points points All prerequisites must be met to earn LEED certification
The Challenge? Moving sustainability from the abstract to something measurable and meaningful What can we do?
Sustainable Sites (SS) Goal Reduce site maintenance operations and maintenance costs while creating and maintaining an outdoor space that is healthy for building occupants and local plant and wildlife. Promote use of public and alternative transportation.
Sustainable Sites (SS) Strategies Use green cleaning products on exterior of the building Reduce or eliminate architectural lighting Use Integrated Pest Management (IPM) techniques Mulch grass clippings, limit fertilizer, erosion control Use native plants, low water using trees and shrubs
Sustainable Sites (SS) Strategies Provide secure bike storage and shower facilities Promote commuter services and options 494 Corridor Program Provide preferred parking spaces for hybrid or alternative fuel vehicles, car pools
Water Efficiency (WE) Goal Maximize water efficiency to reduce the burden on potable water supply and wastewater systems
Water Use = Energy Use Energy is needed to treat wastewater, resulting in more energy consumption and resource consumption to build power plants. About 8% of all electricity used in the US is expended in the delivery and treatment of potable water, roughly the amount of electricity needed to power 4.5 million private homes each year.
Did you know..? Letting your faucet run for five minutes uses about as much energy as letting a 60-watt light bulb run for 14 hours.
Water Efficiency (WE) Strategies Low-flow sensor faucets w/ automatic shut-off Ultra low-flow fixtures Adjust irrigation based on precipitation expected Meter irrigation separately to catch breaks in lines Use new technologies to automate sprinkler and drip irrigation scheduling
Energy & Atmosphere (EA) Goals Optimize energy efficiency Encourage on-site and off-site renewable energy sources Reduce ozone depletion (mechanical and life safety systems)
Energy Star The Portfolio Manager tool allows companies to benchmark their properties energy use to their peers, the industry and their own performance over time EPA s Energy Star system generates a rating between 1 and 100 that can be used to establish a baseline for energy performance, and over time, to measure and verify improvements. Crescent Ridge Corporate Center Rating of 91!
Energy & Atmosphere (EA) Strategies Close blinds on south and west elevations before the weekend to reduce solar heat gain Encourage employees to turn off equipment Perform regular after-hours night walkthroughs to verify systems and lights are on or off as programmed Purchase Energy Star appliances and equipment
Energy & Atmosphere (EA) Strategies Install occupancy sensors & timer controls De-lamp where possible Install high-efficiency LED exit signs Evaluate after hours usage & adjust building systems run times to reduce unoccupied space energy use
Energy & Atmosphere (EA) Strategies Implement Janitorial best practices team cleaning, day cleaning, early pm start, reduces night lighting requirements Calibrate thermostats, adjust mechanical equipment Low flow faucet fixtures reduce energy needed to heat the water
Materials & Resources (MR) Goals Reduce the quantity of waste while improving the building environment through responsible procurement choices Reduce, reuse, recycle
Materials & Resources (MR) Strategies Green Cleaning Program Expand recycling program (organics, techno trash) Encourage recycling participation Encourage sustainable purchasing (guidelines on website soon) Replace lighting with most energy efficient and sustainable products available Tenant Improvement Recommendations Construction Waste Management (66% recycled)
The Case for Green Cleaning Products Each year, 6 billion pounds of chemicals are used to clean commercial buildings. The majority of these products are formulated from ingredients derived from nonrenewable resources. The commercial cleaning industry consumes approximately 4.5 billion pounds of janitorial paper products which requires the cutting of an estimated 25 to 50 million trees. Additionally, the processing and bleaching of this paper consume huge quantities of water and energy.
The Case for Green Cleaning Practices Reduced after-hours energy use with daytime or team janitorial methods Reduced health-related issues for janitorial staff due to reduced exposure to toxic chemicals and improved equipment Improved IEQ for occupants as a result of non-toxic cleaners Less staff turnover (better quality) in janitorial staff
Indoor Environmental Quality (IEQ) Goals Enhance indoor environment in buildings, thus contributing to the health, well-being and productivity of the occupants USGBC estimates that we spend 90-95% of our time indoors.
Indoor Environmental Quality (IEQ) Strategies Install occupancy controls on lighting circuits No High Volume Copying Policy Additional monitoring of thermal comfort conditions Encourage daylighting and views to outside Low VOC interior finishes and building products Integrated Pest Management Best Practices IAQ Plan
LEED Certification Process 2008 Process to include: 1. Draft new Policies and Procedures 2. Report continuously on performance ongoing procedure, continues to ensure Best Practices are implemented 3. Evaluation by USGBC, Certification Award 4. Continue to adopt best practices in operating procedures.
How Can You Get Involved? Recycling Participation Provide PM with Shredding Documentation Turning out lights, computers, equipment Turning off running faucets, reporting leaks Closing south and west exterior blinds on weekends during the cooling season Purchase recycled or green products Green Earth Dry Cleaners (Door to Door) Commuting and Alternative Transportation Purchase Energy Star Products
