2 Valley View Business Park Creating and Conserving Economic and Environmental Value A grand alliance is creating and preserving value in the northeast corner of Pennsylvania. A coalition of conservationists, business and government have joined to protect a globally rare habitat, to clean streams feeding the Chesapeake Bay, to reclaim abandoned mine lands and to offer fully developed business sites where recovered energy can yield significant savings for industrial users. A partnership among The Nature Conservancy, SLIBCO (the development arm of the Greater Scranton Chamber of Commerce),Pennsylvania and the Federal Government has created the Valley View Business Park. The project is conserving 1,200 acres of globally rate habitat and reclaiming 1,300 acres of adjacent abandoned mine lands while developing advantageous sites for business. landfill to an adjacent cogeneration facility that produces steam and electricity for local manufacturers, This can result in as much as 30% fuel cost saving for the park s tenants. Valley View offers a variety of energy savings. On an adjacent mountain ridge, 40 wind turbines infuse 50 megawatts of electricity into the PJM Power Grid. This is the largest wind-energy facility east of the Mississippi River. A multiplicity of natural resources are being harnessed and renewed along scenic Route Six. Valley View Business Park is an example of what can be accomplished when public and private entities join forces to protect and utilize our resources in pursuit of quality economic growth. The 1,300 acres have become the Valley View Business Park. Its development is mitigating abandoned grayfields to create one of the finest locations for light manufacturing, distribution and back office function in the United States. The park s development has dramatically improved the water quality of the Lackawanna and Susquehanna Rivers by reclaiming strip mines, therefore reducing acid mine drainage. 9 Valley View Business Park is the best location for a project with a short timeframe. All available site options are fully-developed and served by all utilities. Site work for your building can begin immediately. There is inherent value in a number of the park s amenities. The park is served by regional water detention basins. This system eliminates the need for on-site systems and significantly reduces construction costs and maximizes developable acreage. All highway improvements have been permitted and are in place. Second source electric is available via the connection of an open loop in a nearby distribution system. Natural Gas: The park is served by PG Energy via a 6 plastic main rated at 60 psi. Each site has intermediate pressure with gas sleeves. High pressure gas service is immediately available adjacent to the park. Water: Pennsylvania American Water Company services the park via a 12 ductile iron main with 8 laterals to each site. Available system pressures range from 55 to 137 p.s.i. Sewer: Valley View Business Park is served by a 10 PVC main, owned and operated by Jessup Borough. Sites within the park are served via 8 laterals and/or 3 low pressure forced mains. The Lackawanna River Basin Sewer Authority treats the effluent at their Throop treatment plant which has a capacity of seven million GPD with 1.4 million GPD in reserve. Telecommunications: The park is serviced by an excellent telecommunications infrastructure. Fiber is located along SR 247. Dual service can be extended to the site via facilities in PEI Power Park.
