That means saving money on energy bills, enjoying a warm and comfortable environment and leaving a lighter environmental footprint. I set up DMS Installations to help home owners, builders, developers, and social landlords to access funding and become more energy efficient. Steven McCaw, CEO, DMS Installations

1 Introducing DMS Installations JOINED-UP ENERGY SOLUTIONS DMS Installations is a family run business, established in 2012, with a firm commitment to green, sustainable energy solutions and an equally firm desire to do things differently where energy efficiency is concerned. At DMS, it s about joining as many green dots as possible to create energy-efficient environments that rely on a minimum of fossil fuel generated energy. From partial property renovations, improvements and conversions to whole house refits, and from single or multiple new builds to commercial and industrial premises we believe that every property project provides the ideal opportunity to install a full or partial renewable energy system. Our skill lies in knowing how to combine multiple technologies to design and build solutions that maximise energy efficiency, maximise cost savings and minimise environmental impact. From our base in Glasgow, our 50-strong team of highly skilled consultants and engineers work the length and breadth of Scotland in partnership with private tenants and landlords, councils and housing associations, as well as house builders, developers, specifiers and architects. We work off-plan as well as on-site, ensuring that energy efficiency is an intrinsic part of any build project, not an afterthought. We always recommend the optimum system tailored to suit construction type, location, occupancy, energy demand and, of course, budget. FIND OUT MORE AT CALL DMS ON info@dmsenergy.co.uk Our accreditations For every project, we carry out a comprehensive energy assessment and following consultation, provide full system design plans and schedules with detailed schematics and product specifications. We secure ECO, Green Deal, HEEPS and other funding initiatives or incentives on your behalf and we only recommend and install products whose quality and reputation we trust. After all, we re here to cut energy bills, not corners. Today, social housing providers MUST meet the minimum standards set out in EESSH (Energy Efficiency Standards for Social Housing regulations). We can assist with surveys, EPC assessments, recommendations, advice and installations to bring all your stock up to standard.

When we say multiple technologies, we really mean multiple technologies and we re leading the field in the design and installation of integrated systems that offer measurable benefits from day one. 6 2 Renewable energy BUILDING A CLEANER, GREENER FUTURE As finite fossil fuel energy resources become increasingly limited and increasingly expensive, building renewable energy systems into housing and commercial stock, old and new, is one of the most important ways we can future proof property, protect our planet and save money at the same time. As an approved Green Deal Advice Organisation, we carry out thousands of energy assessments every year, helping our customers across central Scotland access ECO, Green Deal & HEEPS funding and reap the financial rewards of running renewable energy systems to heat their properties. Government-led schemes and incentives such as the Renewable Heat Incentive (RHI) and the Feed In Tariff (FIT) make the installation and running of renewable energy systems more attractive than ever, offering financial support for installation on the one hand and a fixed income for kilowatt hours generated on the other. There are a wealth of funding and incentive schemes out there, designed to promote and support the installation of renewable energy systems and other energyefficient solutions such as insulation. We have access to them all, and ensuring that you benefit from them is key to our service. Joining the energy dots Carrying out a comprehensive property assessment (off-plan or on-site) allows us to design systems that combine only green energy products such as biomass boilers, heat pumps, solar panels and battery storage systems. Alternatively we can combine a hybrid of green energy products with existing or new fossil fuel systems, such as ground or air source heat pumps and solar panels working in tandem with traditional gas or LPG boilers. 7 We specify, provide and install BIOMASS BOILERS A carbon neutral method of producing energy for heating and hot water. Biomass boilers run on wood pellets and are controlled automatically, ensuring that exactly the right amount of fuel is burned to meet household demands with no wastage. Often compatible with existing heating systems, installation is easy and hassle-free. RHI APPROVED SOLAR PV PANELS Solar PV technology uses photovoltaic (PV) cells in modular panels (made of semi-conducting materials) to produce a direct electrical current when exposed to daylight. The good news is that they work in all weather conditions throughout the year even in overcast Scotland! FIT APPROVED SOLAR THERMAL PANELS HEAT PUMPS The latest innovation in energy efficient heating, air source heat pumps draw low-grade energy from the air outside while ground source heat pumps extract residual warmth from the soil. Heat pumps can supply 100% of a property s heating needs and can used as part of a hybrid heating system that typically combines an A-rated gas or LPG combi boiler with a renewable energy source heat pump. RHI APPROVED ENERGY STORAGE Energy captured from daylight can be stored before it s distributed throughout a property. Increasingly efficient solar batteries are now available, storing solar energy during the day to power domestic or commercial properties at night. We also install thermal stores which store heat and then distribute it throughout a property when required. Solar thermal panels also capture daylight, but this time to generate hot water. A well-designed solar thermal system will produce enough energy to provide almost all of a property s hot water in summer and up to 60% over winter. RHI APPROVED Thinking about renewable energy? ask us about underfloor heating too! Wet underfloor heating is a highly efficient method of heating your home that woks with a variety of products. Underfloor heating is ideal for new builds and renovations, but can easily be retrofitted to all property types as well.

Case study Renovation, Loch Winnoch Client Property Installation Self builder 4-bedroom barn conversion Air source heat pump, solar pv and thermal panels, thermal store, underfloor heating, radiators and wood-burning stoves Appointed at the project s outset, we initially worked from the architect s drawings to build a scale model of the property and precisely calculate its heat demands. Being a new build, insulation levels were high and so despite the property s generous proportions, heat demand was relatively low. We designed and installed a fullyintegrated, renewable energy solution with a Daikin 14kW low temperature air source heat pump at its core. As this uses electricity to generate heat we added solar PV panels to the roof of the main building (to reduce electricity consumption and therefore heating costs). We also used the kitchen roof space to house two solar thermal panels which feed into a thermal store to further reduce energy consumption in the summer months. Downstairs, we installed an individually controlled and zoned underfloor heating system while upstairs, due to the insulation provided by new carpets, we introduced radiators to provide controllable heat on demand. Finally, to counterbalance the large, high-ceilinged lounge and kitchen spaces, wood-burning stoves were installed to provide supplementary heat as well as a touch of character. The end result is a property with incredibly low running costs for its size and a home owner delighted to receive incentive payments from the Renewable Heat Incentive (RHI) for their heat pump and solar thermal panels as well as Feed In Tariff (FIT) payments for their solar PV. 10 3 Insulation KEEPING HEAT WHERE IT S MEANT TO BE Insulation against heat loss is just as important a consideration as heat generation when renovating and refurbishing or designing and building any property. It s part and parcel of being energy efficient so at DMS, we make it part and parcel of our site assessment and installation recommendations. Poorly insulated properties offer numerous ways for valuable heat to escape through lofts, floors and walls, through poorly-fitting windows and doors and of course, through tanks, cylinders and pipes. Adequate insulation is critical otherwise the money you invest in a heating system could end up being money wasted. Comprehensively insulating a property can reduce heat emissions by around 60%, saving an average 3-bedroom home around 470 per year. Joining the energy dots At DMS, we start with a comprehensive site survey assessing your property to see where heat is being lost and how this can be most efficiently prevented and contained. Our solutions include loft insulation; cavity, internal and solid wall insulation; floor insulation; and of course traditional tank, cylinder and pipe lagging. We offer insulation as a service in its own right or as part of a wider energy efficiency scheme for example the installation of a new heating system and we advise on (and help to secure) the most appropriate funding to make your budget go as far as possible. We work with local authorities to assess the suitability of their housing stock for funded improvements, then access and allocate sufficient ECO funding before carrying out insulation measures to the highest standards with the most suitable materials. FIND OUT MORE AT OR CALL DMS ON info@dmsenergy.co.uk 8 / 9 DMS Installations

We specify, provide and install LOFT INSULATION Quick and easy to install, loft insulation stops heat (and energy bills) from going through the roof, keeping your property warmer in winter and cooler in summer. Fibreglass, mineral wool and sheep s wool are all good options and we recommend insulating to a thickness of at least 300mm. INTERNAL SOLID WALL INSULATION Even solid walls brick, stone, steel-framed or concrete can be insulated against heat loss, using rigid insulation boards, dry lining or flexible thermal lining. CAVITY WALL INSULATION Most properties built after the 1920s have external walls made up of two separate layers with a cavity in between. With up to one third of a property s heat loss escaping through this gap, injecting cavity wall insulation wool based or bonded silver bead depending on the exposure of the outer wall not only keeps the heat in but reduces condensation on inner walls and can help address existing dampness. UNDERFLOOR INSULATION Suspended wooden floors With sufficient crawl space beneath the floorboards, insulation can be installed quickly and easily between joists using either rigid insulation panels held in place with battens or flexible insulation (such as fiberglass, mineral or sheep s wool) fixed to the floor and held in place with netting. SOLID FLOORS Insulation can be installed above the concrete slab and a site survey will allow us to ascertain whether this is suitable for your property or not. For new builds, we install PIR board and a damp proof membrane before installing any underfloor heating pipework and screeding. Thinking about insulation? Ask us to lag your tanks and pipes too! Good insulation makes tank and pipe lagging more important than ever. Lagging hot water and cold water tanks keeps the heat in on the one hand and prevents freezing on the other a cold water tank in a well-insulated loft is actually more prone to freezing as the insulation keeps heat out of your loft space. We only use British Standard compliant tank jackets at least 75mm thick and we recommend a standard polythene product or a premium rockwool solution for pipes.

Case study North Ayrshire Council Client Property Installation North Ayrshire Council 550 social housing properties Loft insulation Having discovered asbestos in the roof space of 550 of their housing stock, North Ayrshire Council immediately arranged to have all the contaminated loft insulation materials stripped out to protect their tenants. But this left the properties with a new problem zero insulation a situation that can cost up to 240 per year per property, through lost heat. Appointed by the Council to address this problem, we worked quickly and efficiently with Council staff, the asbestos contractors and local residents to ensure all 550 lofts were insulated with minimum disruption and maximum speed. We installed two layers of 150mm mineral wool, cross-laid for maximum effectiveness and to prevent thermal bridging. As each loft was completed, we assessed the property to establish its energy requirements and recommended further efficiency improvements. We also supplied up-to-date Energy Performance Certificates (EPCs) for each dwelling. Although we have access to all the latest funding initiatives for insulation, in this case, North Ayrshire Council took our advice and chose not to secure ECO funding as this would have required the lofts to have been left un-insulated for six months a costly and uncomfortable situation which the Council decided, quite rightly, not to subject their tenants to. Our insulation renewal saved 550 residents a combined total of 132,000 in heating bills over one year so it was definitely a winning financial solution even without ECO on board. 14 4 Heating KEEPING WARM SHOULDN T COST THE EARTH Obviously heating a home or commercial premises is vital for the wellbeing of residents and users. But all too often, properties aren t heated effectively or efficiently resulting in exorbitant monthly bills as well as an increased carbon footprint through the wastage of valuable resources. For DMS, the energy efficiency challenge means applying intelligent joined-up thinking where heating is concerned and looking at entire systems rather than isolated products. This way, we ensure, for example, that the right boiler is coupled with the right radiators, that properties without access to mains gas utilise modern high heat retention storage heaters or heat pumps, or that fossil fuel dependent systems are partially or entirely upgraded with green energy solutions. Joining the energy dots At DMS, our first step is to assess both a property and the needs of its occupants. That means we don t just automatically replace an old boiler with an updated version or add an extra radiator, but we explore alternatives and options such as introducing heat pumps or solar panels or upgrading to an A-rated condensing boiler to generate hot water as well as heat. And of course, we ll access the appropriate funding for any applicable energy efficiency measures too. At DMS, we think about heating as one part of a whole energy efficient system that will make your home warm and comfortable, while reducing energy consumption and bills. 12 / 13 DMS Installations

We specify, provide and install CONDENSING GAS BOILERS With older non-condensing boilers, heat is wasted as gases released through the flue. New condensing gas boilers capture the heat from those released gases and use it to provide hot water for your property. With both heat and hot water being generated from one source, the whole process requires less energy and can save as much as 310 per year. ELECTRIC BOILERS Homes without access to mains gas or the ability to run on oil or LPG can still enjoy the convenience of a boiler. New and highly efficient electric boilers are now on the market and available in heat-only or combi (heat and hot water) options. Convenient, cost effective and quick to install they re a thoroughly modern alternative to gas. LPG OIL LPG BOILERS For properties without a gas supply, LPG boilers are an ideal alternative and often cheaper to run than other off-grid solutions as well being eco-friendly with their lower CO 2 emissions. OIL BOILERS Rugged, reliable and long-lasting, advances in technology mean that the new oil boilers on the market today are among the most efficient conventional heating systems available. Upgrading an old oil boiler to a new one could reduce annual fuel costs by up to 30%. Floor standing, wall mounted and outdoor models are available in both heat-only and combi configurations. ELECTRIC STORAGE HEATERS Historically, storage heaters were expensive to run and unlikely to win a beauty prize. But today, modern storage heaters offer an ideal upgrade opportunity. Highly efficient (they can reduce heating bills by up to 37%) their sleek modern design makes them an unobtrusive addition to any property. Available in traditional panel and new slim-line designs and with fan-assisted and high heat retention options also available, heat is stored for longer while improved thermostatic controls allow you to achieve the temperature you want, when you want it. Thinking about heating? ask us about going green too! Reviewing your central heating system is a good time to think about introducing green energy to your property. This might mean choosing a biomass boiler instead of a gas, oil or LPG model or might mean adding in a heat pump or solar panels to reduce your reliance on fossil fuels. Even a small amount of green, renewable energy can make a big difference to your energy bills and the environment. FIND OUT MORE AT OR CALL DMS ON info@dmsenergy.co.uk

Case study COST-EFFECTIVE ELECTRIC HEATING, GLASGOW Client Property Installation Private home-owner 3-bedroom detached 1970s house Smart electric radiators Running 20 year-old storage heaters on the electric Night Rate tariff with the occasional use of convector heaters to supplement heating in winter, this family s energy bills were running at a costly 2,500 per year. Each heater operated independently so while some ran out of heat, others wasted heat that wasn t required. Without access to mains gas, a boiler system wasn t feasible for the property, but fortunately storage heaters have come a long way since the 70s! Having calculated the exact heat demand of each room, we recommended high heat retention models smart combi radiators with WIFI accessible controls each radiator s dimensions calculated to be exactly the right size for the room it needed to heat. The heating is now part of a linked system that utilises real-time weather data and information about the family s routines to calculate and store the correct amount of heat - all controlled via computer, mobile phone or its own control unit. With the insulation in these new radiators around 20% more effective than old storage heaters, there s less wasted heat and a more controllable (and comfortable) home environment. As an added benefit, the radiators can even provide instant heat from their convectors, not a cost saving perhaps, but certainly a bonus in an unexpected cold spell. In the first year, the family saved 800 in energy bills and, with ease of control and growing familiarity with their new system, it s highly likely that they ll find themselves using even less energy in year two of their energy efficient system.
