We have engaged a top engineering firm to research and Develop complete a infrastructure that will set a standard for best practices for this new industry to Oregon. Our goal is to provide long term profitability for our tenants by keeping utility costs down and maximizing the percent of grow space of the rented area. Walnut Industrial Park is located in Washington County within the city limits of Hillsboro, Oregon. It lies 30 minutes west of Portland, Oregon and is 30 miles from Portland International Airport. The property has easy access to State Highway 26. HISTORY OF THE LOCATION Walnut industrial Park is the former MasterBrand Cabinet manufacturing factory. At one point employing 350 people and producing quality cabinets for the national market. They developed a very large electrical infrastructure to run the many large wood processing equipment. This availability to large amounts of power makes this site a very attractive site for a marijuana grow operation. Though we have all the power we need on site, we are still committed to using power responsibly. The structure is solidly built with support beams and large roof glue-lame beams. The entire building was re-sided in 2015 along with new man doors and roll up doors. The building is fully sprinklered with 24 hour monitoring. I new PVC membrane roof was installed in The building is being completely remodeled as a state of the art Cannabis production facility. Working closely with the City of Hillsboro, we have engineered our building to accommodate a number of fire control areas to maximize the amount of ethanol allowed in the building. All hallways are fire rated and insulated. The site is about ¼ mile from the entrance at the front of the property. The building in front of our site was once part of the MasterBrand factory, but has recently been purchased by the Washington County Sheriffs office for their new Police training center.

3 CENTRALIZED CHILLED COMPRESSOR WATER Our centralized chilled compressor water system provides chilled water to every suite in the facility. Water cooled HVAC uses chilled water instead of air blown by fans in a typical air cooled system. The City of Hillsboro has approved that all grow rooms can be closed loop systems without any make up air, thus preserving your CO2 and keeping contaminated air from getting into your grow room. Below are the benefits of water cooled HVAC vs air cooled: WALNUT MANUFACTURING WATER-COOLED / AIR-COOLED COMPARISON. When installing air-conditioning equipment, it is important to consider more than just first cost. In a grow operation with high cooling demands and a lot of cooling hours, proper equipment selection is critical. The use of water-cooled equipment affords a grow operation a number of advantages: 1. Efficiency - Typical water-cooled equipment is approximately 10% more efficient - A grow room with 60 tons of cooling and a 12 hr grow will save approximately $4700 per year by using a water-cooled system. 2. Use of Water-side economizer - When it is cold outside, the cooling tower used for the water-cooled AC equipment can also be used to make cold water and directly cool the air (without using refrigeration compressors.) - Use of WSE is expected to offset approximately 25% of the yearly cooling load. - A grow room with 60 tons of cooling and a 12 hr grow will save approximately $9500 per year by using a waterside economizer. 3. Increased reliability - Water-cooled equipment does not have condenser fans and consequently has fewer mechanical components that could fail. - Not being exposed to outdoor environments, components within a water-cooled AC unit will last longer. 4. Installation flexibility - Location 1. Water-cooled equipment can be mounted indoor in a secure environment. 2. Air-cooled equipment typically mounts on the roof or outdoor on grade. - Service 1. Water-cooled equipment can be mounted indoor and easily serviced. 2. Servicing air-cooled equipment requires roof access and exposure to outdoor weather. In a 24/7 grow facility this is particularly important since there is no winter shutdown for maintenance. SUMMARY: The use of water-cooled equipment for a grow operation has clear advantages. The relatively high loads and large number of cooling hours (compared to a typical comfort cooling office space example) allow the operator to take full advantage of these differences. Utilizing our chilled water system can offset your rent 10 to 20 cents per sq. ft. depending on the size of your space. There are also Energy Trust incentives for the purchase of your equipment.

4 FACILITIES In planning the build out of the facility our goal was to centralize as many of the services as possible to make use of economies of scale And maximize efficiencies. Below is a list of some the services to be provided: 1) Centralized condenser water: This will be provided and metered to each space in the building, allowing the use of water cooled wet bulb HVAC units. This system is a closed loop system Allowing for HVAC energy savings of up to 35% along with Energy Trust of Oregon cash incentives. 2) Centralized C02: The benefit to centralized C02 is that it can be mixed evenly with the closed loop air supply providing an optimum grow environment. Tenant has full control over adjusting the C02. There will be built in safety controls to to prevent the use of too much C02. 3) Electrical: Each rental space will have access to the building s switch gears to pull power from. Each grower will have access to 800 amps of phase power with the ability to request more power if needed. Processors will have access to 200 amps of 3 phase power with the ability to request more power if needed. Power will be sub-metered along with extensive reporting. This reporting will assist the grow to optimize electrical use. 4) Solar: Our future plans include installing a 1.4 megawatt solar array on the roof to help offset the large amount of power that this site will be consuming. 5) City of Hillsboro Water: Our water is provided by the City of Hillsboro. The water provided is consistent in quality and PH. 6) Access to Sewer: Every space has access to a new sewer infrascruture completed throughout the building. 7) Centralized restrooms: Men s and women s ADA compliant restrooms are provided through out the facility eliminating the cost of providing restrooms within your rented space. 5 FACILITIES 8) Building security: I perimeter and common area camera security system will be maintained and monitored 24/7 by Walnut Industrial Park management. All access to the building common areas will be by cards swipe access. 9) Common hallways: Allow movement within the building to get access to the bathrooms, testing lab and to other tenants in the building. 10) Parking: There will be over 150 parking spaces. Un assigned parking is free. 11) Tenants: There are a variety of cannabis businesses in the facility: BHO extractors, CO2 extractors, Kitchens, Testing labs, growers, wholesalers, marketing professionals and distributors. There will be many opportunities to connect with others in the industry. 12) Facility Staffing: We plan on having a staff member on site 24/7. Staff is responsible for maintenance, tenant support, shift security and monitoring compliance with facility rules and regulations. ELECTRICAL INFRASTRUCTURE The facility will have 9,000 amps of 3 phase 480 power. Each suite will have access to the building s switch gears to pull power from. Each grower will have access to 800 amps of phase power with the ability to request more power if needed. Processors will have access to 200 amps of 3 phase power with the ability to request more power if needed. Power will be sub-metered along with extensive reporting. This reporting will assist the grow to optimize electrical use. Because we will be sub metering we will have a bill from the ulitily company for each of the four switch gears. This benefits the tenant in that the electrical bills will be very large. This will allow us to get lower industrial rates on electricity. Currently rates are about 6.5 cents per Khw. This could drop by as much as 1 cent when volume goes up. SOLAR - We plan on covering our 4 acre roof with a 1.4 megawatt solar array. This will ofset our energy consumption by 15% reducing the facilities carbon footprint. Tenants can market their products is responsably produced. AIR PURIFICATION All tenants that produce any type of smell will be required to use Agriair air purification systems in the HVAC air flow or a comparable technology. AgriAir is a state-of-the-art air purification device, utilizing photo-catalytic oxidation technology to eliminate harmful mold and mildew, destroy odors, neutralize pollen, and sanitize the air & surrounding surfaces with ZERO chemicals or harmful side effects % of surface bacteria, virus, and microbes destroyed 99% reduction of E-Coli, Listeria, Strep, Bird Flu, Staph, SARS 97% airborne bacterial reduction 97% reduction of airborne mold spores 85% odor and VOC reduction in greenhouses Not only is this system cheaper to operate than carbon filters, the Energy trust of Oregon will provide you incentives for your purchase.

7 CENTRALIZED Co2 Our Centralized CO2 system Consists of a 50,000 pound CO2 tank on the north side of the building. This tank has distribution lines supplying CO2 gas to every suite in the building. We will be purchasing CO2 by the tanker load at wholesale pricing, providing significant savings over supplying your own tanks. This will also free up floor space. We will also be providing a liquid CO2 fill station at the tank for those who need liquid CO2 for their extraction machines. Why do you need CO2? Plants need CO2 for photosynthesis. Plants absorb CO2 very quickly. If the amount of CO2 drops by 30% the plants will stop growing. There are 3 main ways to introduce CO2 into an indoor grow environment. One is to bring in outside air. Bringing in outside air also can bring in out side pests. The second way is a CO2 Generator. Because of the open flame it is not allowed by the Fire Marshall. The third way is to supply CO2 Gas. With the correct balance of Co2 (at about 1500 parts per million), Temperature, water, humidity and fertilizers you can realize a 15% to 25% bigger crop in the same or less time than if you had just outside air which has about 400 PPM.
