It is also the first to include reclamation of the entire block s rainwater to supply both landscaping and building mechanical needs. Photvoltaic solar panels will reduce energy demand by generating electricity for building equipment. The ambient environment of the building is enhanced with low VOC finishes, daylighting, recycled content materials, and a living wall.

Il Terrazzo Carmine The unique characteristics of the Fifth + Columbia site demanded maximum innovation to achieve maximum efficiency. Modern structural solutions optimize space planning while also allowing extensive use of floor-to-ceiling glass to create an environment that s as flexible to you. In conjunction with the glass, the building will have light sensors to control the amount of artificial light on each floor based on the amount of natural light at any given time. In addition, the office tower is using high efficiency heating and air-conditioning equipment that will utilize outside air for cooling and ventilation for nearly 90 percent of the year, as well as Energy Star appliances. These and other energy-saving features are expected to increase energy efficiency by 20 percent compared to a standard office building. The office tower is also employing pioneering technologies in order to conserve and more efficiently use water. The roof has been designed to collect rainwater, which will be used to replace water lost to evaporation in the office air-conditioning system. It also will be fed into a special pumping system to irrigate plantings and trees inside and outside of the building, including the proposed living wall on the south face. It is expected that the captured rain will produce all of the watering needs for the building. An integral part of the vision for the project required preservation of the 100-year old historic church building that shares half of the property, as well as respect for the neighboring histroic Rainier Club.
