Learning Objectives Identify areas in LEED documentation where errors are likely to occur Apply best practices in LEED documentation to save time and money Describe strategies for successful documentation of LEED credits Understand cases where LEED reviewers are likely to reject your submittals

Documentation Errors Poor Communication = lost time lost money delays

1 Inconsistent Gross Square Footage Between Project Information (PI) Forms and Credits Discrepancies may creep in because: The project information form would have been filled in at an early stage of the project, after which minor changes and modification may cause the areas to change; The individuals working for various credits would be different and each may have arrived at the areas independently which may have minor changes; Credits such as IEQ prerequisite Minimum Indoor Air Quality Performance may consider carpet areas alone while others such as EA prerequisite Minimum Energy Performance may consider areas including internal partitions.

2 Energy Star Data (people count, space types, operating hours, etc.) must be in line with other Credits Templates and Forms Space Type Square Footage Occupancy Heating & Cooling Fuel/Energy Types Green Power

3 EA Prerequisite: Energy Efficiency Best Management Practices No/Low Cost and Capital improvements Measures need to include: Demand and Consumption Reduction Energy Cost Savings Maintenance Cost Savings Simple Payback

4 Re-Commissioning Consistency Between the Existing Building Commissioning credits and back to the Building Operations Plan Investigation & Analysis Implementation On-going Commissioning Building-Related Commissioning Credits

5 Building Operation Plan (BOP) Updates Update as necessary during performance period. Include all different space types.

6 Required Signatories Make sure role is tied to the correct accounts; e-sign

7 Plans and Policies Provide specific goals and metrics 100% Green Cleaning Chemicals by cost

SS Credit: Alternative Commuting Transportation # 8 Use USGBC Supplemental Spreadsheet Extrapolation is prorated With a survey response of more than 60% data can be extrapolated at 100%

9 Account for Vacant Space The affected credits include: WE Prerequisite/Credit Indoor plumbing fixture and fittings efficiency EA Prerequisite Energy efficiency best management practices EA Prerequisite/Credit Energy performance IEQ Prerequisite/Credit IAQ performance-ventilation IEQ Credit Reduce particulates in air distribution IEQ Credit Occupant comfort survey IEQ Credit Controllability of systems- Lighting IEQ Credit Occupant comfort-thermal comfort monitoring IEQ Credit Daylight and views IO Credit Documenting sustainable building cost impacts

10 Exclusion Rules Can Help 10% exclusion for spaces not controlled by Owner/Property Manager if it will help.

9 Clarifications When a LEED reviewer asks for: ABC You should only give them: ABC

EA Prerequisite: Fundamental Refrigerant Management 12 Account for commercial kitchen equipment and tenant supplemental cooling units.

13 Surveys Do them at the same time. IEQ Credit Occupant Comfort Occupant Survey SS Credit Alternative Commuting Transportation

SS Credit: Alternative Commuting Transportation 14 Green Score Prove cars scored at least 40

15 Waste Discrepancies Check between audits and diversion numbers. MR Credit Waste Audit MR Credit Solid Waste Management Waste & Recycling Monthly Diversion Numbers

16 Building Age Take weighted credit for older fixtures Before 1994 The Baseline is 160% of the water use that would result if all fixtures were in line with the recommended codes After 1994 The Baseline is 120% of the water use that would result if all fixtures were in line with the recommended codes

17 Alternative Compliance Paths Don t use them unless you have to. Be prepared to expect a lot of queries if opting for this method.

MR Credit: Sustainable Purchasing Reduced Mercury in Lamps 18 Include Exterior Fixtures Know when you can exclude CFLs

IEQ Credit: Thermal Comfort Survey # 19 Prove the survey results are anonymous Get Feedback On: thermal comfort, acoustics, IAQ, lighting levels, building cleanliness, etc. Address specific complaints Include a representative sample of 30% of the occupants

WE Prerequisite Minimum Indoor Plumbing Fixture + Fitting Efficiency # 20 Tenant Restroom with only Toilet and Faucet Assume worst case 3 uses per FTE Photo: mcdonnel

IEQ Prerequisite Minimum Indoor Air Quality Performance 21 Calculations Provide for all systems that serve occupiable spaces

IEQ Credit Green Cleaning # 23 Photos and Cut Sheets Indoor Chemical and Pollutant Source Control

24 Appropriate Manufacturer s Documentation Make sure key data is highlighted

Only required data and documents Highlight key phrases and numbers Upload each document with each credit Provide a tabulation to summarize the data Remove redundant and old documents

Regional Materials For option 1 of the credit, the materials must be harvested or extracted as well as processed and manufactured within a 500 mile radius of the project site

25 REC Offsets Must be consistent with Energy Star total kwh. EA Prerequisite /Credit Energy Efficiency Performance EA Credit Emissions Reduction Reporting EA Credit Optimize Energy Performance EA Credit On & Off-Site Renewable Energy

26 ID Credit: Green Education 3 Forms of Education must be Documented Photos: Green Street Solutions, Marriott

27 ID Credit: Documenting Sustainable Building Cost Impacts If it s less than 1 year (if you don t have 5 years), you extrapolate to get a year s worth of building operating costs.

28 IEQ Credit: Thermal Comfort Verification Write 20% Dissatisfaction Plan Address all comfort criteria surveyed. State clearly as to what steps need to be taken if the occupants are not happy with their comfort conditions.

28 IEQ Credit: Green Cleaning Custodial Effectiveness Assessment Prove the credentials for the APPA audit The audit must be done by an objective third party auditor with experience, or 2 individuals working separately and independently
