2 I. Overview WHAT IS BENCHMARKING? Energy benchmarking is the prcess f measuring a prperty s energy use ver time. The prcess invlves cllecting prperty characteristics and energy cnsumptin, entering data int the Energy Star Prtfli Manager nline platfrm, and generating an Energy Use Intensity value fr the prperty. WHAT IS ENERGY USE INTENSITY? Energy Use Intensity (EUI) signifies the amunt f energy a building cnsumes per square ft per year. EUI is measured in thusands f BTUs per square ft per year (kbtu/ft 2 /year). EUI is used as a universal metric t cnvey energy perfrmance apples t apples fr all building uses and types. There are tw types f EUI: site and surce. Site energy the amunt f heat and electricity cnsumed by a building as reflected in utility bills is used t calculate site EUI. Surce energy which accunts fr lsses incurred in the strage, transprt, and delivery f fuel t the building is used t calculate surce EUI. High perfrming buildings seek t achieve EUIs that are significantly lwer than the average EUI fr their prperty type. Fr instance, the Burlingtn 2030 District uses a reginal set f EUIs fr diverse building types t establish energy reductin gals. WHAT IS THE ENERGY STAR SCORE? Frm Energy Star: The Energy Star Scre is a value which helps prperty wners understand hw their building s energy cnsumptin measures up against similar buildings natinwide. A scre f 50 represents median energy perfrmance, while a scre f 75 r better indicates that the building is a tp perfrmer and may be eligible fr Energy Star certificatin. T calculate Energy Star scre, the cnsumptin f each type f energy must be expressed in a single cmmn unit. Energy Star emplys surce-site ratis fr different energy surces t cntrl fr the efficiencies f utility prviders at a natinal level. PURPOSE OF BENCHMARKING An wner cannt cntrl what they d nt measure, and benchmarking is the first step in the energy management prcess. By gaining insights int energy cnsumptin trends, prperty wners can better understand hw well their prperty is perfrming ver time, as well as relative t similar prperties. Measuring and gaining awareness f a prperty s energy use leads t mdest reductins in energy use. In a recent study, the U.S. Envirnmental Prtectin Agency fund that buildings that were cnsistently benchmarked reduced energy use by an average f 2.4% per year, fr a ttal savings f 7%. While measuring energy cnsumptin is imprtant, benchmarking results can inspire wners t take actin and infrm next steps that can prvide further energy use reductins. By cntinuusly benchmarking a prtfli f prperties and tracking prperty EUIs and Energy Star scres, an wner can: Establish baseline energy perfrmance Cmpare similar buildings in their prtfli Infrm perfrmance gals and energy management plans Cmpile and track cnsumptin ver time Identify the best candidates fr efficiency investments Priritize energy efficiency investments Track the impact f efficiency imprvements Page 1 Burlingtn 2030 District Energy Star Prtfli Manager Training

3 II. Required Infrmatin Befre lgging int Prtfli Manager, prepare data by gathering the fllwing infrmatin abut the prperty. Prperty Backgrund Detailed characteristics f a prperty help define the peer prperty Prtfli Manager will use t cmpare against the prperty. These details include:! Prperty name & address! Year prperty cnstructin cmpleted Prvide base year and date f any majr additins r renvatins.! Primary prperty use type If the prperty has multiple uses, chse the use that ccupies the greatest percentage f the prperty Special uses may have relevant questins, such as: " Number f cmputers (fr ffice spaces) " Number f cash registers (fr retail spaces) " Number f walk-in refrigeratrs / freezers (fr grcery spaces) " Details abut cking facilities (fr cafeteria spaces)! Operating hurs If different space uses have different hurs, use perating hurs fr the primary prperty use type! Grss flr area Ttal prperty square ftage, measured between the utside surface f the exterir walls f the building Include in GFA: lbbies, tenant areas, cmmn areas, restrms, elevatr shafts, stairwells, etc. D nt include in GFA: exterir spaces, balcnies, patis, exterir lading dcks, driveways, cvered walkways, etc.! Percent f rentable flr area ccupied! Percent f prperty that can be heated Optins include: nt heated / less than 50% / mre than 50%! Percent f prperty that can be cled Optins include: nt air cnditined / less than 50% / mre than 50%! Ttal number f wrkers n main shift Includes building ccupants / emplyees / visitrs If prperty ppulatin fluctuates, use the weekly average Nt a ttal, but rather the average number f ccupants that are present in the building at the same time! Square ftage f n-site parking If n-site parking lighting r HVAC system pwer des nt tie int the prperty s meter, skip this step Separate parking areas int pen / partially enclsed / cmpletely enclsed Verify if supplemental heating is supplied t enclsed parking areas Where can this infrmatin be cllected? A helpful tl fr getting this infrmatin in ne place is the Burlingtn 2030 District Prperty Owner s Survey, sectins II and III. Hw many prperty use types shuld be chsen? The U.S. EPA recmmends selecting as few use types as pssible by chsing the prperty use(s) that describe the verall functin f the prperty. Frm Energy Star: Sme prperties include multiple use types, such as restaurants in htels, salns in senir care cmmunities, and cafeterias in hspitals. As a general rule, if a certain use cmmnly ccurs in the type f prperty being benchmarked, d nt break it ut as a separate Prperty Use Type. 4 Energy Histry A lk back at energy usage is necessary fr an accurate and infrmative benchmark. 2+ years f data is helpful t start with; wners gain mre insights n year-ver-year EUI trends. If that is nt pssible, gather at least 13 full mnths f data; withut this amunt f data, the prperty will nt receive an Energy Star Scre. It is recmmended t tabulate this infrmatin in a spreadsheet. Prtfli Manager allws fr bulk uplad f cnsumptin data (see Prtfli Manager Prcess: General step #14 n page 4 f this dcument fr mre infrmatin).! Electricity cnsumptin Ensure that usage includes nly the prperty in questin; data frm meters that track usage fr multiple buildings must be separated! Natural gas cnsumptin! Alternative fuels cnsumptin (see Figure 1 fr list f fuels)! Onsite energy prductin (Prtfli Manager accepts wind & slar) Set up an accunt: Click the Sign Up bx and fill ut the infrmatin requested under Create an Accunt. Select EUI reprting units f kbtu/ft 2. Prtfli Manager Prcess: General Once the necessary infrmatin frm the Required Infrmatin sectin has been gathered, prceed t the Prtfli Manager lgin page: The steps belw summarize the prcess fr creating a new benchmark fr a prperty. The symbl dentes where data must be entered int Prtfli Manager. Nte: Select temprary value if exact value needs cnfirmatin fr a given parameter. Prperty characteristics can be updated at any time. 1. Click the Add a Prperty buttn. 2. Cmplete the Set up a Prperty: Let s Get Started! screen. a. Select the primary prperty use type frm the drpdwn menu. b. Chse the number f buildings that are part f the prperty. Optins include: 1. Nne (prperty is part f a building) 2. One (prperty cmprises ne full building), r 3. Campus (prperty is a campus f buildings that share a central plant and are nt submetered). If this is the case, skip t the Prtfli Manager Prcess: Campus sectin f this dcument. c. Select the prperty s cnstructin status (existing building r design phase). 3. Cmplete the Set up a Prperty: Basic Prperty Infrmatin screen. a. Prperty name and street address. b. 5 d. Percent ccupancy. 4. Cmplete the Set up a Prperty: Hw is it used? screen. a. If there are ther majr uses fr the building, add anther use by selecting the type f use frm the Add Anther Type f Use drpdwn and click the Add buttn. See the sidebar in the Required Infrmatin sectin abve fr advice n hw many prperty uses t chse. b. Fr each building use type, fill ut the Prperty Use Detail fields. These fields change depending n the primary prperty use type, but mst include: i. Grss flr area fr each individual use type ii. Weekly perating hurs iii. Number f wrkers n main shift iv. Number f cmputers v. Percent f prperty that can be heated vi. Percent f prperty that can be cled 5. Click the Add Prperty buttn. The prperty prfile is nw created, but data entry is nt yet cmplete! B. ADD METERS 6. Select the Energy tab. 7. Click the Add A Meter buttn. 8. Select the energy surce fr the new meter. a. Fr electric surces, specify if energy is being purchased frm the grid r prduced nsite with slar panels r wind turbines. b. Select the number f meters f that type. 9. Click the Get Started! buttn. 10. On the Abut Yur Meters page, select the units f energy fr that surce. a. Electric usage is cmmnly billed by the kwh, natural gas usage by the ccf. 11. Date that the meter became active (the start date f the prperty s energy data). 12. If the energy surce is a fuel that has peridical deliveries, check the Enter as Delivery bx. 13. Click the Create Meters buttn. 14. On the Yur Meters Entries page, select the Click t add an entry link. a. With many mnths f data, it is ften faster t enter usage data via the Bulk Uplad Meter Data tl. 15. Start and end date fr each meter entry. 16. Usage fr each meter entry. 17. Cst and demand infrmatin (OPTIONAL). Cst and demand infrmatin are nt required fr creating an EUI fr the prperty. 18. Click the Cntinue buttn. 19. On the Select Energy Meters t Include in Metrics page, check bxes fr meters t include in energy cnsumptin ttals. a. Mst meters shuld be included unless they are submeters. 20. Chse ne: a. These meter(s) accunt fr the ttal energy cnsumptin fr the building. b. These meter(s) d nt accunt fr the ttal energy cnsumptin fr the building. 21. Click Apply Selectins buttn. 22. Repeat steps 6-21 fr ther meters and ther fuels. 23. Once all the prperty s meters are added, the prperty prfile shuld nw shw calculated site and surce EUIs as well as an Energy Star scre. 6 IV. Prtfli Manager Prcess: Campus T create a benchmark fr a campus f buildings with a shared central plant r a grup f buildings that are nt submetered, a slightly different prcess is required. Much f the general steps abve still apply. The different steps are prvided belw: See the Resurces sectin n page 6 fr mre infrmatin abut creating benchmarks fr campuses. 1. Create a Parent prperty. Enter infrmatin abut the Parent prperty as a whle. Aggregate the grss flr area and ccupancy percentage values t accunt fr the ttals acrss all buildings n the campus. 2. On the Hw is it used? page, enter building use details. 3. T add Child(ren) t the Parent prperty, navigate t the Summary tab f the Parent prperty. Click the Add a Building buttn. 4. Prperty details in the Enter a New Building sectin. 5. Add meters as applicable. 6. Meter data as described in the Prtfli Manager Prcess: General sectin n page 4. V. Benchmarking Results & Reprts INTERPRETING BENCHMARKING RESULTS Once all meter data has been entered and required prperty characteristics have been prvided, the Summary tab f Prtfli Manager will nw display an updated Metrics Summary fr bth the building s Energy Baseline and Energy Current mnths. These tw snapsht mnths can be edited by clicking the pencil icn t the right f the clumn header. Belw is a list f sme things t lk fr: An Energy Star Scre f less than 75 indicates that the building is nt perating like a high perfrmance building. If the Change clumn fr EUI shws text in red, this signifies an increase in energy use frm Energy Baseline t Energy Current. If the prperty des nt have an assigned Energy Star Scre, there culd be t many prperty use types assigned r the building may be utside f minimum/maximum threshlds fr prperty use details. If there is a bx t the left f the prperty s Energy Star Scre that says, Nt eligible t apply fr Energy Star Certificatin, the prperty s meter data may be ut f date r des nt cntain 12 full mnths f data. CREATING BENCHMARKING REPORTS Exprting benchmarking results and data f interest is easy in Prtfli Manager. Frm Energy Star: Fr a cllege parent prperty yu can enter just ne prperty use: cllege/university, yu d nt need t add separate prperty uses fr ffice, drmitry, library, etc., even if yu will add separate buildings fr them. Navigate t the Reprting tab at the tp f the screen t chse frm nine reprt templates created by Energy Star. Select Generate New Reprt frm the Actin drpdwn menu t create new reprts. Select the View Current Reprt drpdwn ptin t see chsen data in a table frmat n Prtfli Manager, r ne f the Dwnlad ptins t exprt chsen data t Excel.
