2 The Harvard Green Building Standards apply t all capital prjects. The Standards identify the minimum levels f requirements apprpriate t any prject. As always, it is up t every prject team t ensure the level f effrt is sufficient t meet the prject s needs. The Standards include six categries f requirements based n fur prject types: Integrated Design: In rder t assist prject teams in the vetting and setting f sustainability gals and bjectives Harvard has identified different levels f frmal integrated design requirements fr prjects depending n their scpe f wrk. Life Cycle Csting: In rder t assist prject teams assess the ttal cst f wnership impacts that decisins have thrughut the curse f design, Harvard has identified varius levels f Life Cycle Cst (LCC) analysis fr prjects depending n their scpe f wrk. Respnsible Life Cycle Csting includes an analysis f utility rebates, grants, stimulus funding, r ther alternative funding surces. It is best practice t include building peratins staff in all LCC and value engineering review. Energy Mdeling/GHG Calculatins: In rder t assist prject teams in creating energy efficient designs that yield reduced r zer greenhuse gas emissins Harvard has identified different levels f building energy simulatin apprpriate fr prjects depending n their scpe f wrk. Metering/Sub-Metering: In rder t facilitate efficient building peratins, assist with energy cnservatin measure verificatin, and t allw engagement f building ccupants, Harvard has identified varius levels Metering and Sub Metering fr prjects depending n their scpe f wrk. These requirements are based n the premise that ne can t reduce what they can t measure. LEED Certificatin and Harvard Specific Credits Harvard requires prjects t achieve prescriptive levels f envirnmental perfrmance accrding t prject size and scpe. New cnstructin and majr renvatin prjects are required t register and get certified using the US Green Building Cuncil s (USGBC) Leadership in Energy and Envirnmental Design (LEED ) green building certificatin rating systems. All prjects are encuraged t pursue aggressive levels f energy efficiency and sustainable design using recgnized perfrmance standards as design minimums. Clse-Out Dcumentatin/O&M Readiness: In rder t capture critical prject data and prepare prjects fr ptimal peratinal excellence, Harvard has identified varius levels f Clseut Dcumentatin / Operatins and Maintenance Readiness fr prjects. 3 Tier 1 - Whle Buildings: New Buildings and Building- Wide Gut Renvatins Integrated Design: At least three integrated design charettes, the first f which shuld happen at the time f prject kickff, which include identificatin and tracking f prject gals and analyzing the life cycle cst impacts f ptential design ptins. Charettes shuld include representatin f majr stakehlders including ccupants and peratins staff. Life Cycle Csting: Life Cycle Csting (LCC) will be perfrmed t quantify the 20 year impacts n GHG, energy csts, maintenance csts, etc. The scpe f LCC will vary depending n prject, but will typically include envelpe, HVAC, electrical, and many ther building systems. Requirements by design phase include: Planning/Cnceptual Design: Initial LCC templates with supprting narratives fr ptinal design elements with majr budget implicatins Schematic Design: LCC templates presenting ptins fr majr energy cnsuming systems Value Engineering (Any Phase): LCC templates presenting impacts beynd initial capital utlay Energy Mdeling: Utilize an hur-by-hur building simulatin sftware (equest r Energy Plus are preferred) t mdel prpsed building designs, assist with life cycle csting, estimate greenhuse gas (GHG) emissins, and facilitate future measurement and verificatin. At a minimum, the fllwing deliverables are required: Cnceptual Design: Energy mdeling isn t always apprpriate in this phase, but may be necessary t supprt majr design decisins. Energy mdeling during cnceptual design is especially imprtant fr new cnstructin prjects. Schematic Design: Initial mdel results with sensitivity analysis Design Develpment: Multiple parametric runs cmparing ptins Cnstructin Dcuments: Cmplete design and base case mdels Building Turnver: As-built energy mdel & electrnic files (Required as part f dcument turnver t PIRC. Metering and Sub-Metering: Fllw the applicable sectins f the Harvard Engineering and Utilities metering and service guidelines dcument Infrmatin & Requirements fr Utility Services. Separately meter all utilities cming int the building. When apprpriate t prject scpe, separately sub-meter significant use types within the building including. At a minimum, separately meter: Parking Garages Cmmercial Spaces Large Kitchens Data Centers r Large Data Clsets Harvard encurages separately metering utilities by end use, such as separating lighting lads frm plug lads. If this level sub-metering is nt part f the prject scpe, teams are encuraged t wire / pipe the building in such a way that sub-metering may be utilized at a later date t help identify utility demand and cnsumptin by end use. Meters and sub-meters must be tied int the building management system when ne exists. 3

4 LEED Certificatin and Harvard-Specific Credits: Prjects must use the apprpriate LEED Rating System and achieve the credits identified by Harvard. All prjects must achieve at least a LEED Gld certificatin, recgnizing that prjects achieving all Harvard required credits and thse that are inherent in design best practice at the University will have at least enugh credits fr the Gld level certificatin. Life Cycle Csting: Life Cycle Csting (LCC) will be perfrmed t quantify the 20 year impacts n GHG, energy csts, maintenance csts, etc. The scpe f LCC will vary depending n prject, but will typically include envelpe, HVAC, electrical, and many ther building systems.
