2 SPEAKERS David is a P.E. working on analytical projects at Grumman/Butkus Associates in Evanston, IL including sustainability assessments, benchmarking, energy audits, energy modeling, and other troubleshooting assessments. David has been a contributor to ASHRAE committees on building energy performance, healthcare facilities, and certification. Over the past 8 years he has worked on 116 Green Globes assessments for complex facilities including casino resorts, hospitals, and laboratories.

27 FOUR TURNBERRY PLACE The HOA of Four Turnberry Place found out about a tax abatement from the State of Nevada during the summer of One of the HOA Owners proposed the idea of taking advantage of this program to the Facility Managers and the HOA community lead Board

28 FOUR TURNBERRY PLACE This is a particularly challenging community since many tenants are snowbirds and are not willing to spend money for improvements. The cost saving benefits through improvements and the tax abatement made the pitch relatively easy, according to the Facility Managers Improvements began in the Winter of 2016 The Assessor visited the site on November 15, 2016: Walkthrough activities on November 15 included a survey of exterior spaces, common areas, mechanical rooms, parking garage, central plant, loading dock, and other spaces. Documentation included corporate policies, utility data, service contracts, design drawings, and other operational data as requested.

29 FOUR TURNBERRY IMPROVEMENTS A few of the improvements that the Facility Managers are most proud of are: Updated Lighting Updated Shower heads Improvements to the Boilers Added isolation valves to the heat pumps Did a lot of work on the landscape Most importantly, before the Green Globes process, the Facility Management team had never monitored water consumption. Once they began monitoring water and energy consumption, they were able to identify efficiencies and utility dollars spent. The results speak for themselves.

35 FOUR TURNBERRY ENGAGEMENT Four Turnberrry Engagement with HOA Owners The Facility Managers realized that since condominium owners are responsible for their own filters, lights and faucets, they could better manage owner usage by offering the preferred items for sale at the lobby counter. They have seen a lot of success through this program. The Lobby Counter provides: Stock filters for in unit air conditioning units Correct led bulbs Low flow shower heads The Facility Managers now provide energy reports to the HOA that they didn t previous monitor. This helps educate the Owners but also get their buy-in to support the efficiencies that were put in to place.

36 COMMUNITY ENGAGEMENT Other Engagement Opportunities for Communities Owners buying in to or initiating Energy Star benchmarking - Energy consumption and monitoring is in the control of the building owners not the property manager. Newer properties can add double waste shoots to separate recycling from trash. - Posters informing tenants about where the recycling goes and why it s important.

38 GREEN GLOBES MULTIFAMILY NEW CONSTRUCTION MINIMUM REQUIREMENTS ENERGY 1. Energy Efficient Design Projects must achieve 15% or greater projected energy consumption savings through one of the following options. Generate an energy model for the entire building, input energy use and building characteristics into ENERGY STAR Target Finder, and choose one of the following: Option 1: ENERGY STAR Score - For multifamily properties with 20 or more units. Achieve ENERGY STAR performance score of 70 or greater in the Target Finder program. See for additional guidance. OR Option 2: EUI Reduction - Demonstrate the proposed design targets a 15% or greater reduction of energy use intensity (EUI) compared to the national median source EUI.

Energy Efficient Equipment & Products Where not already covered by Energy Efficient Design, install ENERGY STAR-labeled, FEMP-designated, and/or AHAM Verifide energy efficient products and appliances (including clothes washers, dishwashers, and refrigerators), if such products and/or appliances are being provided.

Energy Performance Monitoring & Tracking Confirm that the local utility or on-site master energy meter(s) provide, at a minimum, aggregated wholeproject energy consumption data for each energy utility type. Where local utility or current meters do not provide such data install energy meters that do. Commit to entering energy consumption data into ENERGY STAR Portfolio Manager to track ongoing performance and sharing of that data with Green Building Initiative. Document for future performance verification.

Water Consumption Savings Choose either the Prescriptive Path or the Performance Path: 1.A Prescriptive Path Low Flow Fixtures and Fittings Projects following the Prescriptive Path for Water Consumption Savings must install WaterSense-labeled low flow fixtures and fittings where installed and/or supplied. In lieu of the WaterSense label, install low flow fixtures and fittings that meet or exceed prescribed, more stringent volume ratings: 1. Private lavatory faucets 0.8 gpm 2. Public lavatory faucets 0.5 gpm 3. Kitchen faucets 1.5 gpm 4. Showerheads 1.75 gpm

Achieve an ENERGY STAR energy performance score of 70 or greater using the Portfolio Manager program. OR Option 2: EUI Reduction - Demonstrate 15% reduction of energy use intensity (EUI) compared to the national median source EUI. 1.B Energy Consumption Savings Path For multifamily properties with less than 20 units and no energy model, demonstrate 15% or greater energy consumption savings over respective established baseline. Compare whole building energy data from previous 12 months against 3 contiguous years of energy consumption use within the previous 9 years (normalized for climate and occupancy). All data must be input into ENERGY STAR Portfolio Manager.

Energy Efficient Equipment & Products Confirm Operations & Maintenance (O&M) policy to install ENERGY STAR-labeled, FEMP-designated, and/or AHAM Verifide energy efficient products and appliances (including clothes washers, dishwashers, and refrigerators), when such products and/or appliances are being replaced. Put into place an O&M policy for energy efficient equipment and products if there is no policy.
