To lead and manage the Maintenance, Works, Domestic, Lettings and Grounds Teams. The provision of advice to the School Executive and Governing Body on matters relating to the built environment and the rural estate. Role sits on the School Operations Management Team. 2. To develop and maintain the School s estate development plan to ensure that KHS continues to provide the very best facilities for educational, sporting and boarding. To support the School s strategic and operational plans and provide input regarding the condition, maintenance and development of the Estate. Budget. To develop and manage the Estates budgets, monitor expenditure and obtain best value from providers. Developing annual business plans and budgetary submissions for Estates programmes: cost plans, prioritise construction, refurbishment and maintenance projects and ensure their subsequent management and delivery. Stakeholder. Act as the focal point and subject matter expert for estate development, refurbishment and maintenance. Working with external stakeholders to ensure that KHS delivers on its corporate responsibilities. Compliance. To ensure that the Estates Team is wholly compliant across all areas of responsibility. 5. Key Tasks: Compliance Maintenance. To ensure that planned maintenance is completed on schedule and within budget to keep the School operational, safe and to the standard required by its end users. Health and Safety. To ensure compliance and adherence to all relevant health and safety standards including risk assessments, safe method of works, and regular testing and maintenance. To respond and action all relevant health and safety associated works. Systems and record keeping. To ensure all registers and records are adequately maintained in the form required. To represent to the Executive the issues faced in ensuring compliance with planning and heritage legislation and be the subject matter expert on planning, building control and construction legislation issues. Positive and pro-active in maintaining the site, working around the School and ensuring events are managed with the minimum disruption to the operation of the School. To ensure that all fixed plant, machinery and equipment including utility services, heating and lighting, are properly maintained and that they meet legal requirements. 2

3 Estate Management/Development To produce cost plans for development projects that will serve the School s needs and maintain KHS s competitive edge in all fields, overseeing the construction of such projects. To develop annual plans and budgetary submission for building and works projects to maintain and improve the quality of current facilities, overseeing the implementation of such projects. In forthcoming capital projects, and working closely with the Bursar, undertake work connected with the selection and appointment of the architect and other members of the design team and maintain excellent relationships with those appointed. Be prepared to brief the local community and internal stakeholders on masterplan projects being, or about to be, undertaken by KHS. To ensure the resilience of utility services in order to meet business continuity goals and future demands. To ensure an annual programme of grounds maintenance to guarantee timely availability of high quality grounds for school sports and, within available capacity, for commercial lets. To assure the quality control of works carried out by contractors, and by internal workforce and the submission of any insurance claims relating to these activities. To act as the document custodian for all maps, plans and designs relating to the School s buildings and properties and for building up a comprehensive archive of all the services and their systems and structure that supports the School and the KHS site. To manage charges relating to building rates, council tax and utility provision. Any other reasonable request made by the Head or the Bursar. People To promote a culture where health and safety is paramount and where continuous improvement is sought in efficient delivery of service to all customers. Optimise the performance of all team members with in the Estates Department, promoting a culture of a high performing team. Ensure the Estates team members are aligned with the School s values, behaviours and ethos. Stakeholder To consult and liaise with the appropriate external advisers, authorities and consultants e.g. local Councils, and other statutory bodies and interested parties. To consult internally with teaching staff, pastoral staff, Senior Management Team and the Operational Management Team to ensure mutual understanding of requirements and feasibility. To develop user briefs for proposed refurbishment and development projects. To work with the Finance Bursar to progress insurance matters relating to the School s buildings, properties and estates. 6. Knowledge, Experience, Skills and Personal Attributes required for Acceptable Job Performance: A strong track record in facilities management. Qualification from relevant professional body (eg RICS or BIFM) is preferred. A minimum of 5 years experience of managing staff, with the ability to lead and inspire teams of staff with differing needs and capabilities, encouraging staff at all levels to maximise performance. The ability to effectively manage and control resources in a timely fashion. Ability to embrace, promote and manage change. Strong collaborative, customer and communication skills. 3

4 Excellent organisational and IT skills, with the capability to prioritise and plan ahead; Knowledge of relevant legislation and its application is essential. A qualification in Health & Safety management (e.g. NEBOSH or IOSH) is desirable. To be fully supportive of the School s Christian ethos. 7. Requirements of the Nominee: The nominee is to be entitled to employment within the EU or will be, following a successful application. The nominee, if not already employed by the School, will be subject to an enhanced check by the Disclosure & Barring Service prior to their permanent employment being confirmed. This is a statutory child protection requirement. The nominee will be required, if not currently employed by the School, to provide original or certified copies of their professional qualifications and provide the details of one personal and two professional referees. Acceptable references must be received before any offer of employment is confirmed. The nominee, if not currently employed by the School, must offer a verifiable, detailed and unbroken history of education and employment. The nominee should be in good health and be willing to undergo a pre-employment medical examination by the School doctor if requested. 8. Remuneration Package: This is a full-time role throughout the year, working 40 hours per week; The competitive base salary for the post will be commensurate with the skills and experience of the successful candidate. The post holder, if not all ready employed by the School, will be entitled to join the School s Contributory Pension Scheme. Holidays will be 25 working days plus public holidays. 9. The post holder s responsibility will be to adhere to and ensure compliance with the School s Safeguarding Policy, and other related policies, for promoting and safeguarding the welfare of children and young people.
