1 ROLE PROFILE Sales & Lettings Negotiator (Experienced) 1 year fixed term RESPONSIBLE TO: HOURS OF WORK: SALARY: LOCATION: Luton Community Lettings Manager 37 hours per week, Monday to Friday, work pattern to be agreed with Manager + Flexibility to work weekends in future should this be required. 22,500 per annum, plus annual bonus (see below for details) Based at LCL s office: 89 Wellington St, Luton, LU1 5AF, with the requirement to cover all LCH properties in Luton and South Bedfordshire. 2 About the team - Luton Community Lettings (LCL) Luton Community Lettings is a vital division of LCH providing temporary accommodation and shared accommodation to Luton residents. LCL was established in January 2016 and is already a successful arm of the LCH business, with an eye for future growth and further success. We offer private landlords the choice of long-term lease contracts so that we can utilise the properties to meet the housing needs of local people, and help to tackle the rising demand for rented homes. In exchange landlords can be confident that they will receive free, professional property management with no hassle. The future We may be small, but we think BIG! 3 About the job Our brand Luton Community Lettings is a crucial part of our business. As Sales & Lettings Negotiator you ll be at the front line of LCL/LCH helping prospective and current landlords, and our tenants, delivering a high quality service. These are the things you ll need to do in your role. You may be asked to achieve additional objectives and tasks in order to respond to the needs of the developing service, as part of your own personal development or as the role evolves: Marketing and promotion of LCL/LCH services to the wider professional community to attract potential private landlords. Quick to seize every Lettings opportunity and generate new leads and business through various activities including networking, cold calling, canvassing. Negotiating and liaising with prospective and current landlords, tenants. Manage Houses in Multiple Occupation (HMO) properties from inception to rented. Identifying and following up leads on a daily basis. Build and develop strong relationships with potential and existing private landlords and external key stakeholders, customers and colleagues giving advice and feedback as required. Keep up to date with Lettings legislation. Understand and follow LCH s policies and procedures at all times, including Health and Safety, Fairness, and Business Continuity Planning. Take responsibility for undertaking the appropriate level of Disclosure and Barring Service (DBS) check every 2 years, updating your Manager of any changes in your status. The role is progressive and as the business grows we expect that your role will develop with us. About you You ll play an important role in LCH both now and as we develop and grow. LCH is searching for innovative ways to enable as many people as possible to benefit from our limited housing resource. We need a driven person with a persuasive sales manner to join a small team of like-minded individuals who are committed to meeting the needs of our customers through delivery of a high quality Lettings services. You ll be a rare individual who is capable of marrying strong sales and administrative skills with empathy and support for individuals yet capable of being tough when needed. You ll be a proactive and motivated, hard-working self starter, and you will be organised, efficient, able to work quickly and accurately under pressure whilst maintaining excellent client care at all times. Needless to say you ll be willing to go the extra mile to get the job done!

4 Essential Desirable / Added Value Qualifications Educated to O Level/GCSE standard in English and Mathematics or equivalent Knowledge Current lettings legislation Experience Private lettings or sales agency or social housing provider. Proven track record of generating leads and negotiating sales. Actively sourcing and procuring high quality properties. Ensuring that void times are minimised. Working in a demanding, customer focussed environment. Appraising properties. Skills Sales Negotiation and reasoning / diplomatic. IT literate, including the ability to use a range of office software packages e.g. Microsoft Word and Excel. Excellent written and verbal communication skills. Numeracy and English competence. Excellent administrative skills. Ability to prioritise work load, and meet/exceed demanding targets. High accuracy and attention to detail. Full (clean) driving licence and access to a car for work. Sales and/or lettings qualification Property inventories. Property management. Microsoft Publisher and Access. Marketing. Networking.

As part of your journey with us you ll have a Personal Review Framework in place to help you work towards our values both company and personal, take ownership for what you do and deliver on your promises. Bonus structure In addition to your salary you will be awarded an annual bonus to the total of 1,500 dependent on achievement of targets. The bonus will be split into two payments: 750 at the end of June; and 750 at the end of December. The bonus payment is dependent on the team target of 60 additional units being brought into LCL service during the calendar year:- 30 additional units to be brought into LCL service by end of June; and 30 additional units to be brought into LCL service by end of December. A sliding scale of bonus payment will be considered - for each 10 additional units achieved a bonus payment of 250 will be considered.
