2 May 26, 2017 Dear Marriott s BeachPlace Towers Owner, So far, 2017 has been an amazing year. On behalf of the resort team, I am excited to share what has been happening at the resort. We started the year on a very high note. I am proud to announce BeachPlace Towers received four awards from Marriott Vacation Club for the following: Most Improved Resort Experience Score in the Florida/Caribbean Region; Pinnacle Award for Florida/Caribbean region for Guest Satisfaction Score Milestones, World Class Resort; Resort Operations Activities Excellence Award for Most Improved and Resort Operations Food & Beverage Excellence Award for Most Improved. As you may know, it is necessary to conduct annual maintenance to your home resort to ensure the integrity and beauty of your vacation ownership. Highlights of some improvements and enhancements of 2017 are detailed in the Board of Directors message. I am confident you will agree that your Board of Directors are working very hard to ensure that your home resort remains a highly desirable location. BeachPlace takes tremendous pride in the events we host for Owners and guests. We kicked off the year with Mardi Gras, Valentine s Day, St. Patrick s Day and Game Day celebrations in February and March. As important as our Owners and guests are, it is also important to celebrate our hard-working staff for everything they do. We hosted an Associate Appreciation Luncheon in March to celebrate the team and their Guest Satisfaction Survey ( GSS ) scores, as well as a Going Away party for our General Manager, Dione Lewis. Dione has been with BeachPlace for almost five years and will be leaving us for her new role as the General Manager at Crystal Shores. Her amazing leadership and mentoring has made a tremendous impact on the resort and has contributed to the ongoing success of BeachPlace Towers. 3 A Message from Your Board of Directors On behalf of your Board of Directors, I am pleased to inform you that we are having a terrific year. With our authorization, together with the hard work of our resort General Manager, Rajka Osim, and her team, we will be completing several key projects in These items include: Installation of Elevator vestibule fans Replacement of Lighted exit signs And several other behind the scenes miscellaneous items Projects completed in 2016: Replacement of Cooling Towers It s with great sadness that we share with you the passing of our Board President, Donald Mulligan. He was a member of the Board of Director s for over three and a half years and made a tremendous impact during the time he served. I got to know Don personally over the past two and half years since being elected to the Board. Don, in working with the Marriott management team, demonstrated a dedication and commitment towards improving the vacation experience at BeachPlace as evidenced by our customer satisfaction ratings highlighted in Rajka s comments. Don chaired our meetings in a professional manner and was always open to comments and ideas from both owners and fellow board members. He will be missed. Speaking on behalf of the Board, we will continue to work with the Marriott management team towards maintaining the property and providing a superior experience for both owners and guests at BeachPlace. We would like to thank Dione for her dedication and excellence in making BeachPlace a first-class resort. Continued success as you take on a new challenge at Marriott s Crystal Shores. Starting in May of 2018, the resort will undergo a soft and hard goods renovation. The renovation will last until Fall of This will include a villa and lobby renovation. Our Board is proud of what the resort team is doing and the way that we continue to work together to effectively manage our budget while enhancing owner and guest vacation experience. Meeting and Upcoming Election At the upcoming Annual Meeting on November 7, 2017, two seats are up for election on the Board. In addition to the election of two Board members, the Limited Proxy includes your annual opportunity to vote to waive fully funding of the Reserve Account. As will be noted on the Proposals page in the Notice of Annual Meeting package: Reserve Funding Waiver The State of Florida requires condominium associations to include in their annual budgets reserves for capital improvements and deferred maintenance. Under Florida law, the amount to be reserved must be computed using a formula based upon the estimated useful life and estimated replacement cost of each item. However, the State permits the annual waiver or reduction of the statutory reserve contribution with an affirmative vote by the majority of those Owners voting by proxy or in person at a duly called meeting of the Association. Without such a majority Owner vote for waiver or reduction of reserve funding the statutory formula will be followed, which may result in a higher total maintenance fee assessment than if a majority Owner vote is obtained. Your Board of Directors recommends a YES vote for waiver or reduction of the required reserve contribution.

Board Members meet at least once annually with the Management of Marriott Vacation Club International to conduct the business of the Association. Board Members are reimbursed for actual expenses incurred for travel, lodging and meals. A Nominating Committee will meet to select candidates for the vacant position(s). The list of candidates will be included on a Limited Proxy sent with the Notice of Annual Meeting. Please complete this Volunteer Form if you have an interest in serving on the Board of Directors for your Association.
