We have consultants authorized by SRF, The Association of Swedish Accounting Consultants. HISTORY Amblin was founded in Our three partners have, prior to Amblin, worked at major audit firms and they have a great deal of experience from real estate. 4 SERVICES The business segment Financial consultations is divided into three different types of services; qualified consultations, annual reports and outsourcing. Below is a description of these areas and the business segment Financial management. QUALIFIED CONSULTATIONS The services we offer in this area are: Year-end procedures and annual reports Group accounting Cash flow statements Interim reports Real estate transactions Liquidations and mergers Financial manuals Financial due diligence IFRS ANNUAL REPORTS We carry out projects where we prepare annual reports for corporations with a lot of subsidiaries. The projects include the following: Preparation of annual reports according to applicable laws and regulations Meetings and follow-ups with auditors Preparation of certificates of adoption and minutes from annual general meetings OUTSOURCING We have financial consultants for hire. The different types of job roles we are able to employ are: CFO and financial managers Project managers Group accounting personnel Controllers Company consultants Tenant administrators Supplier invoicing administrators Accounting assistants FINANCIAL MANAGEMENT We offer financial management to property owners. Below are some typical assignments that we have carried out. FINANCIAL REPORTS & FINANCIAL MANUAL A recently listed property company needs assistance with their group accounting, preparing a financial manual and financial reporting in general. Amblin is contacted by the company s CFO who needs assistance with implementing a group accounting software and to establish a routine to produce interim reports. The client also needs to produce a financial manual, and to strengthen their workforce in the financial department during the year-end closing. Amblin assembles a team of three consultants to meet all of their demands. After the assignment is completed, the client chose to keep consulting Amblin when preparing interim and annual reports. FINANCIAL MANAGEMENT A foreign real estate fund needs help with financial management for a recently acquired property portfolio. Amblin is contacted by the Swedish management team who was looking for financial management. The assignment includes everything from tenant invoicing and book-keeping to investor reporting. Since Amblin has extensive experience from working with real estate funds, we were able to assemble a team with the required qualities and experience. The cooperation works so well that the fund later assigns two additional property portfolios to Amblin. OUTSOURCING A government property company has a vacancy on their financial department due to an employee going on a one-year maternity leave. The CFO of the company contacts Amblin looking for a competent person with experience from the real estate business. Since Amblin have consultants with anywhere from one to over twenty-five years of experience, we have no problem in finding and offering a consultant with the right level of skills and experience to meet the customer s need. In order to maximize cost-efficiency, the customer chooses to hire our consultant full-time for the busy periods of annual and interim reporting, and half-time during other periods. REAL ESTATE TRANSACTIONS & ANNUAL REPORTS A listed property company needs assistance with a real estate transaction and the preparation of annual reports for the company s subsidiaries. The company has sold a large property portfolio and needs assistance with preparing balance sheets for a number of companies at the day of leaving possession. Amblin is engaged to deliver complete financial statements for the divested companies within 60 days. The same company has identified a need to improve the process surrounding the preparation of annual reports. There are too many errors and all the corrections results in the work taking too long. Amblin is hired to take care of the entire process, from the year-end closing to when the annual reports are signed and filed at the Swedish Companies Registration Office.

7 Acquisitions and disposals of properties generate a temporary need for a person in charge of the process of taking or leaving possession of the asset. Instead of employing a person, a consultant might be the solution.
