1 BMS/ IBMS Maintenance? Brigade System Integrators A Green Building Technology Turnkey Solution Provider Building Management System (BMS) is an advance technological approach to monitor and control building equipment and utility services that save energy, provide comfort, extend equipment life and notify problems prior to the plant breakdown and BMS does much more provided a special care taken on timely manners to achieve the best performance from BMS as well as the plant and equipment it controls, it is essential to provide an adequate maintenance to the Building Management System by involving expert in its maintenance.. The BMS maintenance is often undertaken on a reactive basis when energy consumption goes unchecked, comfort conditions goes deteriorate and problems are only dealt with when it become serious. BMS is a sophisticated system, a special skills require to identify issues, troubleshoot and maintain the system by conducting periodical hardware and software inspections and maintenance a part from PPM.

2 In order for a BMS to continue control a set of plants and systems to meet specified environmental conditions and energy efficient requirements, it should be regularly maintained and tested by specialist engineers. Moreover, the BMS is a significant asset in itself. Lack of maintenance will cause this asset value to be eroded. Some of Noticeable Benefit from a proper BMS Maintenance are: BMS will take care of your plants, equipment, energy efficiency, comfort environment, cost saving, protection against breakdowns provided you take care of BMS. they called it give some take more. 1. Energy Saving 2. Comfortable Environment 3. Increasing Utilization and reducing non-availability time 4. Fast and accurate response to occupant needs. 5. Improved management reporting through better historical records and information. 6. Reduce energy cost through optimization of Plant efficiency. 7. Minimize utilization of unnecessary energy usage. 8. Identifying of other cost saving measures. 9. Fastest detection of Faults and 10.Continued return on investment. Practical benefit from BMS maintenance accrue through improvements in occupant productivity by applying frequent inspections in temperature and pressure control loop tuning, sensor calibration etc if set points are not routinely maintained, sensors are not calibrated, loops are not being tuned on timely manners then the internal environment will deteriorate with consequent effects on equipment, plants productivity, equipment breakdown as well as excess energy consumption. 12 GUIDELINE FOR CUSTOMER TO SELECT BMS There are a wide range of BMSs on the market with varying levels and performance, functionality and system support. It is therefore important to define the design criteria so that the most appropriate system(s) that meets the organization requirements can be selected. BSEN15232 is a European and British Standards that provides a structured classification of building automation technologies and their potential energy saving impact for a range of buildings. The Standard identifies four classes, A, B, C and D of control systems which are summarised below. The higher the class the greater the potential for improved energy performance, however it will also add to the capital cost of the system and the resources required to manage it.

13 BMS SYSTEM SECURITY 1 The ability to remotely access a BMS also unfortunately opens the site to potential cyber- attack or hacking. There are an increasing number of well-published instances of illicit remote access to buildings which could potentially have a catastrophic impact on the BMS or in some cases on the organisation more widely. 2 The threats can be malicious with intent to cause commercial harm, damage reputation or business disruption. Non malicious threats typically involve careless staff, visitors or contractors who may cause unintended significant damage, for example, by plugging in infected removable media into the BMS terminal. 3 These risks can be addressed by implementing the correct procedures such as management using an appropriate firewall to ensure remote access is secure. It is essential that the IT department is consulted to ensure that the BMS upgrade meets with the organisation s security requirements.
