1 Job Description Job Title: Bridge Homes Project Manager Grade: Grade 11 Section: Investment Reports to: Joint Venture Manager Responsible for: The Job Is to: be responsible for the development, delivery and growth of the Bridge Homes New Build programme including scheme identification, preparation, negotiation and delivery to specific commercial targets, high specification and controlled costs; advise and support the Joint Venture Manager in successfully delivering the Bridge Homes programme; Updating and developing the Bridge Homes Business Plan to reflect anticipated market conditions and commercial opportunities specific to this business. The Bigger Picture You will: effectively lead and take responsibility for Bridge Homes New Build Development, and land and property acquisition programmes, to ensure maximum commercial benefit and the delivery of Business Plan targets; be responsible for the development and delivery of the Bridge Homes programme including the maintenance of a forward pipeline of development opportunities; ensure the operation and effective management of internal controls and performance systems in compliance with statutory and legislative requirements and the decisions of the parties to the JV, Wakefield Council and WDH; undertake detailed financial appraisals for new build and acquisition schemes, providing advice to the Bridge Executive Management Team and Board regarding the viability of the schemes and be responsible for recommending scheme or transaction approval.; develop trading partnerships and sound commercial relationships with developers, housebuilders, agents and any other related organisation or person within the agreed area of operation to mitigate risk and maximise commercial opportunities; 1

2 be responsible for the financial monitoring of the Bridge Homes programme budget and schemes, overseeing tender processes, being responsible for delivery of final products and submitting all necessary documentation and updates to third parties; ensure the ongoing financial health of the company in relation to resource capacity, including cash flow requirements; Health and Safety and budget compliance; cost management and income; and customer satisfaction; act as main client representative on contractual matters relating to scheme development, tender and delivery and ensuring all necessary procedures and accreditation are in place to ensure ongoing viability and good governance of the business; review the ongoing standards of service delivery and specification and methods of working and recommend changes to deliver the operational objectives of the Bridge Homes programme; carry out any other duties appropriate with the overall purpose of the job and grade. The Day to Day You will: take the lead role in the day to day delivery of the Bridge Homes programme, including acquisition projects and delivering the tendering and selection process; have responsibility for ensuring the scheme by scheme success of the Bridge Homes programmes; support the development of relationships and put into place agreements that allow the organisation to deliver its objectives in accordance with the overall New Build Investment Strategy; take the lead role in developing and maintaining partnerships with partner organisations and bodies; promote the highest standards of design and specification process to ensure the products delivered are maintained to the standard meet the future needs of the organisation as well as delivering excellence in design; be the lead responsible person for the day to day running of the Bridge Homes programme and reputational wellbeing; produce reports on the financial viability and performance of the service for reporting and governance purposes as agreed; recommend operational changes to the business plan to maintain the validity and viability of individual schemes than business overall; contribute to the review and benchmarking of services and implementation of service improvement plans; prepare, give advice on and co-ordinate reports to Bridge ECMB and Board; supervise contractors and employees as required, the allocation of works, and the monitoring of progress; assist, represent and deputise for the Joint Venture Manager as necessary. 2
