3 Access The reason for carrying out an Access audit is to help you improve disabled access and to meet the requirements of the Disability Discrimination Act (DDA). It is estimated that up to a quarter of the population either has a disability or is closely involved with a disabled person. Disabled people have a spending power of around 50 billion per year. Under the guidance of our professional consultants we can increase custom and turnover as well as help protect you from claims of disability discrimination. Employers have a duty to make reasonable adjustments to ensure employees are not put at a substantial disadvantage by employment arrangements or any physical feature of the workplace. Our Access audits place great emphasis on reasonable adjustment and if the cost of an alteration would be prohibitive to a business, our consultants will be able to suggest a way to comply with the legislation in a more cost effective way. The Access audit contains an examination of the business against pre-determined criteria to assess its ease of use by disabled people. The business premises, facilities and services will all be examined to ensure compliance with DDA legislation. A detailed written report and action plan is produced to remedy any non-compliance that may exist. Reasonable adjustments will be graded as urgent or non-urgent work required, non-urgent work may be scheduled to coincide with annual maintenance. These plans are a legal requirement under the Control of Asbestos at Work Regulations. Asbestos was commonly used in: floor tiles, pipe lagging, Artex, fuse boxes, rainwater pipes and central heating systems. Failure to comply with the Asbestos regulations may mean that a prohibition notice is placed on your buildings effectively closing down your workplace until it is confirmed as safe. The duty holder of a commercial property is also liable for prosecution under the Control of Asbestos at Work Regulations. Asbestos has a high resistance to heat and many chemicals; it was extremely popular in the 1960s to the mid 70s before the harmful properties were known. The danger arises when Asbestos is damaged through bumps and scrapes or destroyed by cutting, drilling or ripping. If properly controlled and maintained, there is no reason why materials containing Asbestos cannot remain in use for many years. When disturbed, Asbestos releases airborne fibres which can kill! 5 Construction Design and Management (CDM) Under the Construction (Design and Management) Regulations 2007, we act in the role of CDM co-ordinator. This includes overseeing the Health and Safety aspects of design, auditing the management arrangements in place, preparing pre-construction information and liaising with the Health & Safety Executive. We can undertake projects ranging from demolition, refurbishment, alteration and new build. The CDM co-ordinator will ensure that you co-operate and co-ordinate effectively with other duty holders involved in the project giving reassurance that everyone is complying with their duties under the regulations. During a project you must also make reasonable management arrangements (this may be by employing someone with the necessary expertise if you lack the specialist knowledge required) so that work can be carried out safely and without risk to health. You also have a duty to disseminate the necessary information that may be needed by contractors, designers or others in order to comply with the legislation. Energy We undertake a thorough inspection of a property and its various assets to collect relevant data for issuing the Energy Performance Certificate (EPC). Our easy to understand reports are based on standard occupancy patterns enabling comparisons to be made between one property and another. A comprehensive report is produced which includes an Energy Efficiency Rating, similar to that found on domestic appliances, measuring the overall efficiency of a home on an A to G scale. The report also indicates the potential rating should low cost measures be undertaken. The Energy performance related features are also assessed good, average or poor and provide recommendations as to what measures can be undertaken to improve the property s performance and ideas of the approximate cost. Fire Risk Assessments Our Fire Risk Assessment process starts with an interview with the responsible and/or competent person for your site. This is designed to ascertain the level of management procedures with regard to Fire Safety and to understand your premises work practices. Our fully insured risk assessor will then conduct an inspection of your site and the areas in the immediate vicinity. This will involve taking detailed information from members of staff, record requesting and taking photographic evidence if necessary. The produced report will be documented in three stages: review, implementation and action plan.
