ORGANISATION CHART: Director of Facilities Head of Operations Caretaking Services Co-ordinator Charge-hand Caretakers 6. JOB PURPOSE: To support the Caretaking Team in ensuring the overall cleanliness and tidiness of the campus and off-site areas, involving brushing roads and pavements etc. the removal of waste to designated collection areas, clearing grids and fire escapes of rubbish and debris and keeping bin areas clean and tidy, all to the standard required by the University and in accordance with the University s Health & Safety Policy. The role holder is to assist with moving furniture and undertake other caretaking responsibilities, particularly driving University vehicles and using some tools and equipment to support and protect him or her in the role. The role holder will be based at the University s recently acquired Thornton Science Park, but will be required to work flexibly across sites and assist with workloads for the Caretaking Team Chester Main Campus and associated sites as directed by the Caretaking Services Co-ordinator. The role

2 holder will assist the Caretaking Services Co-ordinator with workloads during holidays or sickness leave. 7. BACKGROUND INFORMATION: The Facilities Management Team is responsible for the cleaning of both internal and external areas throughout the University campus. This includes Halls of Residences, University houses, tuition and office areas, roads, pavements and driveways, and will involve moving furniture from one area to another, and room set-ups and layouts for Timetabling and external and internal events. The Caretakers have responsibility for maintaining the hygiene standards of the University in term times and during vacation periods for the conference trade. 8. WORK PERFORMED AND/OR KEY RESULT AREAS: 8.1 Communicating Effectively The role holder has regular contact with staff, students, conference delegates and outside users of the facilities. The role holder reports all maintenance faults to line management and/or to the Facilities Helpdesk as required. The role holder reports back to the Caretaking Services Co-ordinator on any issues that arise during the Co-ordinators leave period and ensures that during any such periods that all workloads are covered. Communicating the required workloads to the Caretaking Services Coordinator on site and relevant team members. 8.2 Leadership and Working Collaboratively The role holder will be working as part of the Caretaking Team reporting to the Caretaking Services Co-ordinator. The team meets on a regular basis to discuss any issues arising. The role holder will assist with the allocation of work streams to other relevant staff members in the absence on the Caretaking Services Co-ordinator. 8.3 Liaison and Networking The role holder has regular contact with staff, students, visitors and conference delegates, and may be required to give advice on or explain to others basic aspects of Health and Safety and/or logistics relating to the role or the functions of the role. 8.4 Delivering a High Quality Standard of Service The role holder will be responsible for the cleaning of all roads, pavements and driveways etc. on the University campus or offsite facilities, as laid down by management. The role holder will be responsible for the cleaning of inside and outside windows.

3 The role holder will remove refuse to designated collection areas and will be responsible for the cleaning of refuse storage areas. The role holder will be responsible for the removal of waste and debris from grids and fire escapes and one-off cleaning of areas as requested by management. The role holder will be responsible for the setting up of rooms and lifting and moving of furniture, sometimes using a University vehicle to move from one building to another. This will involve laying out/arranging furniture as requested for conferences, exams, teaching and residential buildings and moving furniture in classrooms, offices and halls of residence to facilitate cleaning and building works. The role holder will drive University vehicles in connection with caretaking duties. The role holder will perform any other duties as laid down from time to time by management, as required in both term time and during conference periods, due to the demands at these times. The role holder will load, deliver and set up exhibitions as required and undertake general Facilities Management duties including reporting maintenance problems to the Helpdesk. The role holder will also be expected to undertake cleaning tasks as specified, including checking consumables in toilet areas, emptying bins and disposing of rubbish and litter picking. The role holder will also maintain stock records for cleaning materials as required and stock records for furniture on a regular basis. The role holder will also be required to collect and collate information, such as meter readings, for management purposes. The role holder will be required to use some tools and equipment to support and protect them in the role as required. 8.5 Effective Decision Making The role holder receives instructions and direction on a daily basis from the Caretaking Services Co-ordinator. The role holder must be able to work effectively alone and unsupervised and as part of a team and to cover work streams in the absence of the Caretaking Services Coordinator. 8.6 Planning and Organising Self and Others The role holder must maintain stock records for furniture stores and maintain inventories, reporting stock flow as required.

4 The role holder is responsible for the day to day efficient and safe usage of University equipment and materials. The role holder must report any faulty equipment to management as they arise. 8.7 Innovation and Improvement (Effective Problem Solving) The role holder must be able to work effectively alone and unsupervised and as part of a team. 8.8 Analysis and Research None associated with this role. 8.9 Sensory and Physical Demands Due to the nature of the work, the role holder needs to be physically fit and healthy. Hazards are minimal and are as to be expected with general cleaning work and manual handling Work Environment Most work will be conducted outdoors, moving on or around campus and/or off-site facilities. Caretakers will work 7.00am 3.00pm (2.00pm Friday) however some flexibility will be required on occasion. These hours include a half hour unpaid lunch break. Overtime is compulsory at student changeover weekends and to assist in providing a service on other pre-booked occasions Pastoral Care and Welfare An important part of the role is to ensure the correct people know if an issue has arisen with staff or visitors to the University. 6 PERSON SPECIFICATION Job Title: Caretaker Chargehand Department: Facilities Management Criteria / Desirable Qualifications: Method of identification NVQ Level 1 qualification or equivalent. NVQ Level 2 qualification or equivalent. Full UK driving licence held for at least 3 years. Proven Experience: Previous experience in caretaking or similar role. Previous experience in a supervisory caretaking role. Delivering academic and service excellence: 25 years of age or older (for insurance purposes). Basic computer skills. Managing self and inspiring others: Common sense and initiative. 7 UNIVERSITY OF CHESTER TERMS & CONDITIONS OF EMPLOYMENT FACILITIES MANAGEMENT CARETAKER CHARGEHAND SALARY SCALE University Scale OS3, points 7-10, 16,131-17,528 per annum payable monthly in arrears. RESIDENCE REQUIREMENT It is a requirement of this post that within 12 months of appointment, the post-holder should live within a 30 mile radius or within a one hour travelling time by public transport from the University. HOURS OF WORK Monday to Thursday Friday 7.00am pm 7.00am 2.00pm (less half hour lunch break each day) A flexible approach to work will be required as there may be occasions when it would be necessary for you to work additional hours as dictated by the workload. HOLIDAY ENTITLEMENT 22 days per annum (pro-rata during the commencement and cessation years), rising to 27 days after five years' continuous service. Two extra statutory days per annum during the Christmas period. MEDICAL EXAMINATION Successful candidates will be required to complete an Occupational Health questionnaire, and may be required to undergo a medical examination. ESSENTIAL CERTIFICATES Short-listed candidates will be asked to bring to interview, proof of qualifications as outlined on the Job Description and Person Specification provided. Upon appointment, copies of essential certificates will be required by HRM Services. PENSION SCHEME The University operates two pension schemes for support staff: The default scheme is the Higher Education Defined Contribution Scheme (HEDCS), which is administered by Friends Life. The Cheshire Local Government Pension Scheme, to which the University is an admitted body. All support staff are entitled to participate in one of these schemes. Some staff will be automatically enrolled into a scheme, depending on their age and earnings, but if they do not wish to remain a member of the scheme, they will be entitled to opt out after enrolment.
