1 Job details Job title: Commercial Manager Responsible to: Head of Sales and Commercial Property Responsible for: Leasehold Officer Location: Liverpool with travel across all locations Overview of the role The Commercial Manager will support the Head of Sales and Commercial Property in the effective management and delivery of Plus Dane s commercial, market rented and leasehold portfolios. They will be accountable for the financial returns generated from commercial properties and provision of excellent services to commercial customers, ensuring that they are managed in accordance with the terms of their leases, legislation, regulation and best practice. The post-holder will ensure that commercial properties are sold in accordance with target timescales and prices, and that all relevant legislative requirements are met. They will lead on tenancy management of all HomesHub stock to promote customer satisfaction by ensuring that residents receive a quality, helpful, responsive and value for money service throughout geographically dispersed stock. Main responsibilities and accountabilities Management Provide management to staff within the function. As part of the Property team work to embed Plus Dane s vision, values and mission, and chosen organisational culture. Consult with and build relationships with key external stakeholders. Strategy Support the Head of Sales and Commercial Property, on the development and successful implementation of strategies and financial plans in the function. Support the Head of Sales and Commercial Property to develop commercial property strategies to maximise the financial and operational performance of the commercial and other non-housing portfolio. Shape the services in the function to meet the needs of customers, stakeholders (internal and external). Performance management To identify, collate, analyse and evaluate data on the Group s commercial portfolio and to present information, reports, findings and recommendations to assist management in business planning and appropriate solutions; To measure the effectiveness of solutions and contribution to business objectives and to

2 look at ways in which efficiencies and improvements can be achieved; Finances, budgets and resources Ensure all of Plus Dane s assets and resources are used efficiently and effectively and delivered in line with the Value for Money Strategy; To report results on a regular basis to support the Head of Sales and Commercial property in reporting to leadership team and Board. Governance Ensure that Plus Dane operates within all regulatory guidance, statutory and legislative requirements; Responsible for the identification and management of risks within the Commercial Property and Leasehold Management function and support risk management activities across the rest of the organisation; Management To manage the Leasehold Officer and be responsible for the performance of the postholder; Encourage and promote cross functional working between teams across Plus Dane; Other Provide expert professional advice to managers and staff as required; Ensure all work is aligned to the vision, mission and values of Plus Dane; Ensure that all functional strategies, policies, processes and guidance notes are up to date and in line with best practice / current legislation; Carry out all other duties as may be reasonably assigned from time to time, with the level of this job description; Functional responsibilities Details on the main functional responsibilities of the Commercial Manager role are provided below: Procure and dispose of the company s commercial premises both freehold and leasehold. The postholder will be expected to contribute to developing a longer term strategic plan which aims to increase the value of the portfolio i.e. re-gearing of leases, future disposals etc; To deal with all Landlord and Tenant issues relating to all properties owned or leased by Plus Dane; Supporting the implementation of growth by carrying out financial feasibility assessments of the commercial property portfolio in support of the Business Plan and to maximise rental and capital growth. To identify and appraise commercial, PRS and outright sale opportunities. Assessment will include development potential in terms of planning, risk mitigation and financial return. Identify emerging issues and opportunities with regard to commercial ventures that require analysis and possible action. Assess and consider appropriate responses and present reports to the Head of Department for discussion.

3 Delivering appropriate management solutions to the commercial investment portfolio and any financial aspects of three60 s on-going development activities. To manage resources, systems and processes to deliver an efficient and high quality service to leaseholders, tenants and clients, ensuring that the management service is carried out in accordance with the terms of the leases and good business practice; To be conversant with relevant commercial and residential leasehold legislation. Being able to interpret and ensure compliance of long leases, head leases, management agreements and service level agreements; To develop and maintain appropriate engagement methods which support continuously improving opportunities for customer involvement and increasing customer satisfaction; To provide a Managing Agent provision and be responsible for management companies where appropriate; To develop positive partnerships with the internal and external teams to support service excellence, particularly in relation to Housing Management, Income Collection and Property Services; Key contacts The post is responsible for actively promoting and representing Plus Dane to a broad range of stakeholders. 4 Job details Job title: Commercial Manager Area Education Requirements Good general education to degree standard or equivalent through relevant experience. Membership of professional body either RICS or IRPM preferable but not essential. Experience and knowledge Has experience of: Management of commercial property including acquisitions and disposals. Managing leaseholders, preferably in a Housing environment. Inputting into the development and successful implementation of strategies and financial plans. Managing individuals or teams to successfully achieve targets and improve service delivery; Communicating service direction, with a proven track record of achieving quality customer services. Working in a property-related and target driven environment Has extensive knowledge of: Residential and Commercial leases Commercial property sales and management Landlord and Tenant Law Legislation and best practice in leasehold management Management companies Commercial management and acumen, ability to understand risk and appropriate mitigation strategies; Personal qualities Able to: Influence others in delivering excellence for customers Deliver excellent customer service and manage customer expectations within financial targets Display a strong sense of professionalism setting high standards across the department Control budgets Maintain effective working relationships with other colleagues and departments Represent and promote Plus Dane s mission and values Confidently make decisions Has: High personal integrity and a strong focus on personal accountability to deliver effective outcomes Excellent communication and negotiation skills Excellent written, verbal and numerical skills
