1 POSITION DESCRIPTION TITLE: Facilities Manager CATEGORY: Professional FLSA STATUS: Exempt GRADE: G JOB SUMMARY: Responsible for the management of Physical Plant maintenance personnel; ensure the optimal functioning of Physical Plant maintenance and system operations. ESSENTIAL FUNCTIONS: 1. Manage and supervise the Physical Plant maintenance personnel to include (but not limited to) campus technicians, HVAC technicians, painters, and grounds personnel; plan, assign, and supervise work in relation to all infrastructure and associated building equipment to include landscaping. 2. Develop and maintain effective preventive maintenance and energy conservation programs for all district HVAC equipment and building systems; develop procedures and ensure proper written records are maintained that document maintenance of repair activities for all systems. 3. Prepare requisitions for maintenance supplies and services in support of preventative maintenance for the buildings; provide budget recommendations to the Director of the Physical Plant. YEARLY PERCENT OF TIME 40% 15% 4. Direct engineering consultants in the development of plans and specifications. 5. Respond to day, evening, and weekend campus/facilities emergencies, in consultation with Director, as appropriate. 6. Provide personnel management and direction of assigned personnel, including orientation, training, performance appraisal, coaching, and professional development. 7. Perform other duties as assigned. 5% REPORTING RELATIONSHIP: Executive Director of Physical Plant SUPERVISORY RESPONSIBILITIES: Direct supervision of personnel assigned. 2 ESSENTIAL QUALIFICATIONS: EDUCATION: Bachelor s Degree in Engineering or a related field. EPERIENCE: Seven (7) years of related experience. CERTIFICATIONS/LICENSURES: Valid Texas Driver s license and eligible for insurability. SPECIAL SKILLS AND ABILITIES: 1. Skills/Abilities: Experience planning and developing preventive maintenance procedures, work activities, schedules, priorities, and utilization of resources of a multi-site operation; Experience supervising and managing personnel; Ability to work effectively under pressure and to act quickly, appropriately, and safely in an emergency situation; Effective communication skills (both oral and written); Experience managing and executing budgets; Effective problem-solving techniques and the ability to determine the most appropriate course of action for resolution; Ability to provide direction to engineering consultants in their development of plans and specifications; Working knowledge of building mechanical and electrical systems and utilities; Ability to work in a diverse environment and be sensitive to issues of diversity and inclusion. 2. Equipment Used: Personal Computer and other equipment associated with area of expertise and office environment. 3. Software Used: A variety of spreadsheet, word-processing, database, , and presentation software.
