5 5 MARKET MEMPHIS INDUSTRIAL MARKET With its central location and excellent infrastructure, Memphis is one of the most important logistics centers in the United States. The Memphis industrial market contains five separate submarkets as shown in the table on the following page. The dominant submarkets are the Southeast (located immediately adjacent to the Memphis Depot), Southwest and DeSoto County, MS submarkets. These submarkets account for the vast majority of industrial space in the city and more importantly, the majority of absorption, leasing and construction activity in recent years. 240 AIRWAYS BLVD The total industrial inventory in the Memphis market area is 146,373,088 square feet in 1,112 buildings as of the end of The warehouse sector comprises the vast majority of the Memphis market, consisting of 140,594,301 square feet in 925 buildings. The balance is comprised of the flex sector, which consists of 5,778,787 square feet in 187 buildings. Included in this are 184 owner occupied buildings accounting for 23,009,300 square feet of space. SOUTHEAST INDUSTRIAL SUBMARKET Anchored by the Memphis International Airport, Memphis s Southeast industrial submarket is the dominant industrial sector in the city. Currently housing 78,132,164 square feet, the Southeast submarket makes up 53% of the entire metro Memphis market with average quoted rents ranging from $1.50 to $3.25 psf for properties containing at least 100,000 square feet. This reflects the wide variety of Class B and A product located throughout the Southeast submarket. The Southeast s current overall vacancy rate of 14.6% is third lowest of the five submarkets in the Memphis area. This vacancy rate has averaged below 16% over the last four years due in part to steady absorption and the decline of new construction. The Southeast submarket s location highlights include excellent access for both trucks and passenger vehicles via multiple interchanges at I-240, I-40, and I-55, Memphis s primary interstates, rail service provided by Burlington Northern, Inc., numerous major surface arteries including State Highways 72 and 78, and continued influx of new and expanding tenants in the past year including Williams-Sonoma, Exel Logistics, Trane, and Nike.
