4 Development Capabilities Concept & planning We work closely with customers upfront, addressing their brief to deliver a successful and efficient development. We combine our knowledge of logistics processes and occupiers needs with our in-house planning, technical and engineering expertise to create an efficient and quality product for our customers. Site selection & construction We source locations where access and communications support our customers long term ambitions and business needs, including availability of labour, access, ability to operate 24/7 etc all the aspects that make a successful, suitable and sustainable location and development. All construction procurement is taken care of in-house. Project management and development The DCAM team is responsible for project management and the entire development process to ensure a timely, cost effective and quality product is delivered. We work with tenants throughout. Sustainable development is fundamental to our approach. We encourage responsible environmental approaches to the design, construction and operation of our assets so that we minimise impact on the environment of our activities. We deliver assets that are efficient, with low energy output, using renewable energy sources and targeting carbon neutrality. 5 Case Studies: Leasing & Asset Management Sustainability Strategic repositioning of a logistics park Background The property is a 55,000 m 2 development of 5 logistics units, located in South Limburg, Netherlands, an established logistics hotspot. The units are let to 3 tenants industrial supplier Stanley Fastenings, logistics company Kuehne & Nagel and an international leisure and workwear manufacturer, Helly Hansen. Tenant request 6 year lease New 6 year lease agreed, 1 year ahead of the natural lease expiry date. Helly Hansen asked DCAM to help them to convert the facility to full coverage of 24/7 shifts to match the significant increase in online retail demand at the property, thereby increasing their productivity and efficiency whilst keeping to the same overall cost levels. DCAM upgraded the facilities and funded the conversion of the building to full LED lighting and overhauled the heating systems, thereby reducing overall energy consumption and lighting costs. Replacement of lighting system with LED and heating efficiency upgrades incorporated into incentive package. DCAM invested a total of approximately 300,000 in these upgrades for the tenant. By moving from standard lighting to LED lighting there was significant energy savings for Helly Hansen to address their efficiency needs and avoid a move into another facility to fulfil their expanded online retail production. This transaction concluded the current round of re-gear activity and has resulted in an increased WALT and also led to significant out performance against the valuers leasing assumptions for the asset as a whole, resulting in a 12% increase in value. Sustainable energy solutions Creating award winning rooftop solar provision Background The building is a 55,000 m 2 property constructed in 2012, to the highest standards of efficiency and sustainability. The building was designed to accommodate a very substantial solar panel array, to be installed at a later date. 55,000 m 2 Property constructed to the highest standards of efficiency and sustainability. Owing to the changing dynamics of the renewable energy market, the tenant found that it was no longer feasible to install and operate the solar panels in a time frame that was compatible with their outstanding lease term. Solution DCAM recognised the value that would be attributable to the installation of the system and agreed to a hybrid lease agreement for the installation, which extended well beyond the tenant s current lease term. In the event that the current tenant moves out prior to the expiry of the solar panel contract, a yearly allowance of free electricity will pass to the owner of the building, which is equivalent to circa 80% of current consumption. The tenant and their solar provider were able to proceed with a flagship project, which is now the largest rooftop solar array in the Netherlands. 8 9

6 Case study: Development Expertise Roosendaal Background DCAM purchased a well-located plot in the logistics hotspot Roosendaal in the Netherlands and planned to develop a 35,000 m 2 logistics asset speculatively. A major European food retailer Lidl approached DCAM to develop to develop a new e-commerce distribution centre supporting their business growth as an online retailer in the Benelux market. This e-commerce hub will provide Lidl with efficient end to end storage, picking, shipping and returns handling, thereby enabling quicker order fulfilment across the Benelux markets. Request: create a bespoke solution Together with the Lidl team, DCAM worked on the specifications and requirements for the building and the site. One of the major requirements was a larger building than originally envisaged, resulting in the need for an overall larger land plot. DCAM successfully secured a number of additional land plots and started to work on the design and engineering. After the re-zoning and the building permits were approved, a 10-year lease was signed with Lidl and the construction works for a 58,000 m 2 building, matching Lidl s specific requirements, commenced in April Lidl received early access for tenant fit-out in October 2017 and the building was handed over, fully on schedule, in April year lease 10-year lease signed with Lidl. 58,000 m 2 Completion of the parking garage and construction of a new road is foreseen in Q ,000 m 2 building, matching Lidl s specific requirements, development commenced in April Designed to achieve a BREEAM rating Very Good View the Roosendaal virtual reality tour 10 11

7 Case study: Development Expertise Amsterdam Park Background A new 40,000 m 2 development of two buildings situated in the heart of the Port of Amsterdam. The development will be delivered in two phases of 20,000 m 2, phase 1 being a speculative building with 4 modular units of ca. 4,000 m 2 and phase 2 a build-to-suit (BTS) scheme. Construction works for phase 1 started in January 2018 and completion is planned for Q Phase 2 will start once phase 1 has been finalised. Plan Having in mind the DCAM development philosophy of delivering modern, efficient and sustainable logistics solutions, Amsterdam Park is designed to provide flexible solutions to accommodate the needs of today s dynamic occupiers. 40,000 m 2 This is an established multimodal location: The Amsterdam area offers the largest airport-seaport-city combination in Europe. The park s deep-sea port-connected location makes it ideal for both national and international distribution operations by providing transhipment between sea, road, air and rail routes. Easy access to the A5 motorway connects the site to Amsterdam Schiphol airport and the city centre, both in approximately 10 minutes. The development will be delivered in two phases of 20,000 m 2 each. Multimodal location DCAM s focus on sustainable design means that the building has a high standard of specifications targeting low energy output and carbon neutrality that will result in the reduction of the occupier s ecological footprint and contribute positively to their financial performance. The elevated parking deck not only maximises the site efficiency, it also creates a distinct office entrance and safe environment where car, truck and pedestrian traffic is being separated. The park s deep-sea port-connected location makes it ideal for both national and international distribution operations.
