2 T DLH PARCEL #44 PROPERTY DETAILS MUNICIPALITY: CITY OF DALLAS, TEXAS ZONING: Planned Development 761 Logistics Industrial Sub- District The Site is located with the Logistics Industrial ( LI ) sub- district of Planned Development 761 ( PD- 761 ). At approximately 1,317 acres, PD-761 is one of the largest planned development districts ever created in the City of Dallas. The purposes of establishing PD-761 are (1) to set forth development standards for the proposed BNSF Dallas intermodal facility and surrounding uses, and (2) to modify existing City of Dallas development standards to allow for a more development-friendly environment with respect to Tree Mitigation and Parking. The purpose of the LI sub-district is to provide for warehouse, distribution, light manufacturing and associated showroom / office uses. ROAD ACCESS: IH-20 One of the most prominent east-west trucking corridors in the country. Telephone Road - The Site has +/- 513 of frontage along this road. Telephone Road runs east-west from the Site to Bonnie View Road and beyond to Dallas Avenue. The road is a two (2) lane asphalt road. Blanco Road - The Site has +/- 1,000 of frontage along this road. Blanco Road runs north-south from the Site to Cleveland Road, a newly constructed 4- lane, undivided concrete thoroughfare. The road is a two (2) lane asphalt road. Utilities: Water: Within the Bonnie View Road right-of-way west of the Site, there are two (2) water mains: 30-inch supply line that delivers wholesale water to the City of Lancaster; and 16-inch distribution main which has been installed with the Bonnie View Road roadway project. Also, within Blanco Road there is a 16-inch distribution main. Sanitary: Sewer - To the west of the Site there is a 15-inch sanitary sewer line (gravity) in the Bonnie View Road right of way. Electricity: Oncor Electric Delivery ( Oncor ) overhead distribution power is located within the right-ofway of Bonnie View Road. In addition, there is an Oncor high-voltage electrical transmission line (345kV) located on the western boundary line of the subject Site and there is an Oncor electrical substation, located approximately 2,000 feet from the southernmost boundary of the Site near the intersection of Witt Road and the BNSF Rail Line. Fiber: Optics - Currently, a Level 3 Inter-Urban Fiber Optic line (Dallas-to-Austin) is located adjacent to the BNSF Railroad right-of-way. Natural Gas: There is an existing Atmos gas line located approximately 500 from the southernmost boundary of the Site. Features: Triple Freeport designation. The Freeport Tax Exemption is an exemption for property taxes paid on inventories if those inventories qualify as Freeport Goods. Freeport property is defined as goods, wares, merchandise, and other tangible personal property acquired in Texas or brought into Texas and held here 175 days or less before being shipped out of the state. The property must be in the state for assembling, storing, manufacturing, repair, maintenance, processing, or fabricating purposes. For the right users, this feature provides a great economic benefit. In the State of Texas, the County, City and School District each have taxing authority. Triple Freeport Tax Exemption means that all three have agreed to provide the exemption.

The road is a 4-lane divided concrete thoroughfare (on a 6-lane right of way). Bonnie View Road runs northsouth from IH-20; this road provides direct access from the Site to IH-20. The road is a 4-lane divided concrete thoroughfare (on a 6-laneright of way). Logistics Drive The Site will have +/- 476 feet of road frontage on the extension of Logistics Drive from the west. Logistics Drive to the west of the Site is currently constructed as a 4-lane, undivided thoroughfare connecting to Bonnieview Road. The road section along the Site s southern boundary will be constructed by others. Contractually, the others must have the road completed on or before April Blanco Road Blanco Road will be reconstructed to run along the eastern boundary of the Site. The reconstructed road is currently planned to be a 2-lane asphalt road within a 4-lane ROW. At this time, the City of Dallas has not agreed to grant access to the newly constructed Blanco Road from the Site. UTILITIES: Water: Within the Logistics Drive right-of-way west of the Site, there is a 16 distribution main which terminates in the road ROW at the Site s southwest corner. Also, within Blanco Road (to the east of the Site) there is a 16-inch distribution main. As with the extension of Logistics Drive above, others are to connect the Blanco Road 16 distribution main and the Logistics Drive distribution main within the Logistics Drive ROW. Sanitary: The development of the site will require a lift station /force main to move sewage from the northwest corner of the property to a location +/- 500 east of Bonnieview Road, on Logistics Drive. At that point there is a 12-inch sanitary sewer line (gravity) which terminates in the road ROW. An easement has been recorded along the south side of the future Logistics Drive to accommodate this line. Electricity: Oncor Electric Delivery ( Oncor ) overhead distribution power is located within the right-ofway of Bonnie View Road. In addition, there is an Oncor high-voltage electrical transmission line (345kV) located on the western boundary line of the subject Site and there is an Oncor electrical substation, located approximately 2,000 feet from the southernmost boundary of the Site near the intersection of Witt Road and the BNSF Rail Line.
