1 America s Central Port is the St. Louis region s only full-service, public intermodal port. The 1,200-acre mixed-use business campus offers development-ready industrial sites, over 1.7 million square feet of rail-served warehouse space, and approximately 70,000 square feet of office space for lease. In addition to excellent access to four interstate highways and six Class I railroads, America s Central Port offers its tenants exceptional access to the Mississippi River from its North and South Harbor facilities.

2 Located just north of downtown St. Louis, Missouri, on the Illinois side of the Mississippi River, lies a 1,200- acre intermodal business and industrial campus known as America s Central Port. The Port is located at the heart of the United States transportation network and provides exceptional access to all three major freight transportation modes: river, rail, and road. America s Central Port is owned and operated by the Tri-City Regional Port District. Created in 1959, the Port District is a specialpurpose unit of local government whose mission is to expand economic opportunity in southwestern Madison County, Illinois. The Port s business and industrial park contains development-ready sites ranging in size from 1 to 90 acres, 1.7 million square feet of warehouse space, 70,000 square feet of office space, and over 150 apartment units for lease. America s Central Port is located within a two-day drive of 70% of the United States population and 62% of all American businesses. America s Central Port is more than a traditional business park; it is also the region s only full-service, public intermodal port. Port tenants benefit from exceptional access to the Mississippi River, four interstate highways, and six Class I railroads. The Port s river access is one of its greatest assets. Water transportation is the most cost-effective and energy-efficient way to move bulk goods from the American heartland to international markets. America s Central Port s 6,000-foot North Harbor is the most northerly ice-free port on the Mississippi River. The Port s South Harbor, located just south of Locks #27, is currently under construction. When completed, it will be the most northerly lock-free port on the Mississippi. America s Central Port is the grantee of Foreign Trade Zone #31. Foreign trade zones are designated locations in the United States that provide special customs benefits to U.S. companies engaged in international trade. For example, duty-free treatment is granted to items that are processed in foreign trade zones and then re-exported. Duty payment is also deferred on imported goods until they leave the zone to be sold in the U.S. market. In addition to hundreds of acres within the business and industrial campus at America s Central Port, Foreign Trade Zone #31 includes subzones at industrial centers in Fenton, MO, and Wood River, IL, and general district sites at Gateway Commerce Center and MidAmerica St. Louis Airport.

3 North Harbor The Port s North Harbor operates year-round with 24-hour barge switching services. The mile-long slackwater harbor serves approximately 2,500 barges and 3 million tons of grain, steel, petro-chemicals, and other bulk goods each year. Facilities include: dry and liquid bulk terminals, general cargo dock, and roll-on/roll-off dock. The Port s liquid bulk terminal includes rail and truck loading racks, tank farms, and river dock. Two high-capacity dry bulk material terminals handle in excess of 2 million tons per year. South Harbor The America s Central Port South Harbor is under construction and scheduled for completion in The new, off-channel harbor is located just south of Locks #27 on the Mississippi River. This prime location offers Port customers and tenants access to open, southerly barge navigation to the Port of New Orleans. Rail access to the harbor is provided by a newly constructed rail loop that facilitates unit train movement to and from the Port to the region s six Class I Railroad carriers. Mixed-Use Business Campus The Port s mixed-use business campus offers over 70,000 square feet of office space and over 150 apartment units for lease. It also hosts the only small business incubator in southwestern Illinois. Onsite amenities include a YMCA fitness center and pool, day care, restaurant, bike trails, and 24/7 professional security. Warehouse District and Development Sites The Port has over 1.7 million square feet of rail-served warehouse space available within its professionally secured campus. All warehouses fall within Foreign Trade Zone #31. The Port s property also includes multiple development-ready sites with excellent river, rail, and road access. All development sites are flat, zoned for heavy industrial use, served by on-site utilities, and available for lease at competitive rates. A variety of development incentives are available.

4 River Rail Road America s Central Port is located within the Port of metropolitan St. Louis, the second largest inland port in the country. It is strategically located in the heart of the United States and at the confluence of three major rivers: the Mississippi, the Missouri, and the Illinois. The St. Louis metropolitan area is the third busiest rail center in the country. In total, the region has access to six Class I railroads, making it a hub for moving goods throughout the continent by rail. The St. Louis metropolitan area is centrally located within the United States interstate highway system, and over 250 trucking companies operate within the region. The Port Harbor Railroad, a Class III short line railroad, provides America s Central Port with 24-hour local switching services and connections to the St. Louis regional switching carrier and Class I railroads. Multiple locomotives are located on-site to accommodate a growing number of Port tenants that require on-demand rail services. Illinois Route 3, a four-lane limited access highway, connects America s Central Port to each of the metropolitan area s four major interstates (I-44, I-55, I-64, and I-70) and the St. Louis beltway (I-270 and I-255). Port tenants can reach 70% of the United States population and 62% of its businesses within two days by truck.
